The accessible parking space shown at the back of the building presents the loading/unloading space on the driver's side of the vehicle. It belongs on the passenger side. I see the constraints you are designing under, and I see the scale of this parking area. Given the scale, I have no qualms about placing the accessible space on the opposite side of the shown access aisle. Although this requires that a wheelchair user travel behind a car other than his/her own, the complications are minimal and acceptable. Please make this adjustment on your site plan. 1. Please include occupancies and construction types in the site data. It appears the building will be an M/R3 occupancy of type VN construction. UBC, Ch.3 2. Please provide wall and opening protection specifications due to the proximaty of walls to the property lines or assumed property lines (center line of public alley). UBC, Table 5-A 3. Please specify and detail one-hour occupancy separation between the gallery and residence. The walls and framing elements that support the occupancy separation shall also be of one-hour fire-reistive construction. UBC, 302 4. Please detail and reference all fire-resistive construction to approved assemblies. Detail the construction according to these approved assemblies. UBC, Ch.7 5. Retaining walls that retain more than 3 feet of material or when subjected to surcharge (vehicular or sloping backfill exceeding 2:1) require permits and inspections. Please provide engineer's details and calculations for these walls. Please identify the walls that require permits on the site palns. 6. Please provide water heater and furnace specifications and locate these units on the drawings to comply with the energy documents. CAC, Title 24 7. Please locate holdowns on the foundation plans. 8. The following items are pending approval by Building Plan Check. 1. The fire-resistive construction of exterior walls and opening protection required by UBC, Table 5-A, shall be complied with. The centerline of the adjoining public ways shall be considered adjacent property lines. It appears this measurement is 7 feet for each longitudinal side of the building. The A-3 (assembly) and R1 (apartmehouse) occupancies have been assigned . It still appears that the upper floor may be considered an R3 occupancy (R3), where walls and openings would not require protection. UBC, 503.1 and Table 5-A 2. Please specify and detail one-hour fire-resistive construction assemblies for framing that supports one-hour fire-resistive construction. UBC, 302.2 3. The GA File no. WP8105 that is specified for the interior wall at the stairwell does not quite match the description on note 2. The reference specifies exterior wall materials. You may still use this reference, however you may consider using an assembly for interior wood bearing walls. 4. Conflicting ceiling sheetrock information is given on Sheets A1 and A4. Please revise Sheet A1 to match the approved assembly. 5. I have received calculations for retaining wall foundations. However, site retaining walls are proposed that have not been designed (see 11/A5). Please provide structural calculations for these walls.
