(previous comment 1, expanded) A geotechnical report was submitted and routed to building plan check. This report is based on older codes (2005 report) and does not include retaining wall design criteria. Please provide a geotechnical update and recommendations to include retaining wall design and backfill recommendations. The structural calculations shall be revised, as necessary, to include the recommended design criteria. Structural calculations shall include siesmic load and vehicular surcharge where applicable.
2. (previous comment 2) Please provide a copy of the geotechnical engineer’s plan review letter. 3. (previous comment 3) Identify the exterior walls that are less than 10’ feet from the property line on the floor plans and reference to fire-resistive construction details. The detail provided on A-17 does not include assembly specifications for the interior wall to correspond with an approved listing. This information will need to be specified. Type 5/8” type X gypsum board may be used and applied per the listed assembly in the CBC. The eaves shall not be more than 3’3” from property lines, measured from exterior walls. Eave specifications for Building B will need to be included to comply with this CBC 705.2 requirement. Also, combustible eave projections less than 10’ from the property line shall be of at least 1-hour fire-resistance-rated construction, Type IV construction, or fire-retardant-treated wood per CBC 705.2.3. 4. (previous comment 4) Please include specifications and details to show compliance with the Wildland Urban Interface requirements for tile roof edges, roof valleys, gutters, vents, eave and underside of covered entrances. Include these requirements on applicable details. Please see CBC 7A for these requirements and revise the plans. 5. (previous comment 5) Compliance with California Green Building Code is not shown to comply on the plans for the following areas: a) Based on 67 parking spaces provide, a minimum 6 spaces shall be designated as “Clean Air Vehicle” , marked in the spaces. (CGBSC Table 5.106.5.2) b) Indoor water saving budget shall be provided. Table 5.303.2.3 may be applied to the plans to accomplish this. (CGBSC 5.303.3) c) Submit a construction waste management plan. Forms are available in the nonresidential guide, found at http://www.bsc.ca.gov/Home/CALGreen.aspx . The construction waste management forms and worksheets start at page 175. d) Please apply the VOC and formaldehyde limit tables on the plans. These tables are in CGBSC 5.504.4 6. (previous comment 8, expanded) Elevator specifications have been submitted. These specifications call for an elevator machine room. Please revise the plans to include this, with required ventilation. See the Schindler specifications and CBC 3006. 7. (previous comment 12) Please include details for complying detectable warnings to include truncated domes, and Braille specifications. See CBC 1117B.5 and 1127B.5 for requirements. Figures from the CBC may be used. 8. (previous comment 14) Exterior door specifications for opening/closing force, panic hardware and swing direction have been provided. Please include door specificiations for interior doors to specify if doors will have closers and specify 5 lb. maximum opening/closing effort. Include threshold details for exterior doors. CBC 1133B.2 9. (previous comment 15) Please include references to wall details on A-17 from applicable areas on the floor plans.
10. The resubmitted sets of plans are missing the engineers’ signature on the civil sheets and Sheet ES-2. Two sets of plans need to be stamped and signed by the responsible CA licensed designers.
