Review No:1
  1.  Please submit a copy of the geotechnical report, to be included in the building plan check set of drawings.  A report was not included in the set of plans routed to building plan check.

 

  1.  Please provide a copy of the geotechnical engineer’s plan review letter.

 

  1. Exterior walls less than 10 feet from the east property line shall be not less than 1 hour fire-resistive construction.  Please provide assembly details that are detailed according to an approved listing.  CBC 602.1, 705

 

  1. This project is in a State Responsibility Area, SRA-Mod.  The Urban Wildland Interface requirements in CBC 7A apply.  Include protection for spaces in roof coverings (tile opening at roof edges), roof valleys, roof gutters, vents, eave protection, underside of covered entrances, exterior glazing and doors, and accessory structure protection (dumpster structure).

 

  1. This project is subject to the non-residential mandatory requirements in the 2010 California Green Building Code.  Please see this code at http://www.bsc.ca.gov/Home/CALGreen.aspx  , effective January 1, 2011.  Apply notes and submit documents to show compliance.  Include the following from CGBSC, that are not already shown on the plans (code sections in parenthesis):

 

·         Bicycle parking (5.106.4)

·         Designated parking for clean air vehicles (5.106.5.2)

·         Light pollution control notes (5.106.8)

·         Indoor water use savings.  You may apply Table 5.303.2.3 to the plans (5.303.3)

·         Water budget that conforms with the California Department of Water Resources Model Water Effiecient Landscape Ordinance for irrigated landscape of 2500 square feet or more.  Install separate meters or submeters for indoor and outdoor potable water.  (5.304)

·         Submit a construction waste management plan.  Sample forms in Chapter 8 may be used.  (5.408)

·         Identify reclycling areas for building occupants that serve each building. (5.410)

·         Include pollutant control levels.  You may apply the VOC and Formaldehyde limit tables from the code.  (5.504)

 

  1.  Please include deferred submittals on the cover sheet of the drawing, or submit specifications and drawings prior to approval/issuance of the building permit.  Deferred submittal items may include trusses and the mezzanine guardrails.

 

  1.  Please revise reference notes for pre-fabricated guardrail detail 9/S-3 to S-3.1, rather than S-3.

 

  1.  Please submit manufacturer’s specifications for the elevator.  The dimensions, including pit depth, will need to be planned for the foundation design.   If manufacturer’s specifications do not include California Accessibility details per CBC 1116B, this information will need to be added to the drawings.

 

  1. Please include suspended ceiling details per CBC 808.1.1.1

 

  1. Please include details and specifications for miscellaneous structures to include site retaining walls, dumpster structure, and light poles. 

 

  1. Please specify elevation differences at walkways adjacent to planters.  If the distance below the path of travel exceeds 4 inches, a 6 inch high curb shall be provided to alert the visually impaired of a drop-off.  CBC 1133B.8.1

 

  1. Please provide typical truncated dome details, signage and Braille specifications  on the plans to verify compliance with CBC 1117B.5 and 1127B.5 .

 

  1. Please include bathroom wall finish materials to verify compliance with CBC 1210.2.

 

  1. Please include door access specifications and/or details on the door schedule page.  Include closer specifications, hardware, 5 lb. maximum opening/closing effort, and thresholds.  CBC 1133B.2

 

  1. Please locate the cross-section details shown on A-17 from either floor plans or the general building sections. 

 

  1. Please  locate include the sheet numbers for “A” and “B”sections called out on the floor plans.

 

  1. Please include steel window trellises on the floor plans and/or elevations.  Coordinate these trellises with Detail 3 on A-17. 

 

  1. Please include the steel trellis framing in the structural plans.  Include support framing and connections.

 

  1. Please include a 6’ long header mark at the exterior wall between the elevator and stairwell for Building C on the framing plan AS-2C.  According to the structural calculations, it appears a typical header may be used here.

20.  Please include stairway construction details.   Include framing sizes, tread striping specifications at top and   bottom,  and nosing details.  CBC 1133B.4, 1607

Review No:2

1.  (previous comment 1, expanded)  A geotechnical report was submitted and routed to building plan check.  This report is based on older codes (2005 report) and does not include retaining wall design criteria.  Please provide a geotechnical update and recommendations to include  retaining wall design and backfill recommendations.  The structural calculations shall be revised, as necessary, to include the recommended design criteria.  Structural calculations shall include siesmic load and vehicular surcharge where applicable.

 

 

2.       (previous comment 2)  Please provide a copy of the geotechnical engineer’s plan review letter.

 

3.      (previous comment 3)  Identify the exterior walls that are less than 10’ feet from the property line on the floor plans and reference to fire-resistive construction details.  The detail provided on A-17 does not include assembly specifications for the interior wall to correspond with an approved listing.  This information will need to be specified.  Type 5/8” type X gypsum board may be used and applied per the listed assembly in the CBC.   The eaves shall not be more than 3’3” from property lines, measured from exterior walls.  Eave specifications for Building B will need to be included to comply with this CBC 705.2 requirement.  Also, combustible eave projections less than 10’ from the property line shall be of at least 1-hour fire-resistance-rated construction, Type IV construction, or fire-retardant-treated wood per CBC 705.2.3.

 

4.      (previous comment 4)  Please include specifications and details to show compliance with the Wildland Urban Interface requirements for tile roof edges, roof valleys, gutters, vents, eave and underside of covered entrances.  Include these requirements on applicable details.  Please see CBC 7A for these requirements and revise the plans.

 

5.      (previous comment 5)  Compliance with California Green Building Code is not shown to comply on the plans for the following areas:

 

a)       Based on 67 parking spaces provide, a minimum 6 spaces shall be designated as “Clean Air Vehicle” , marked in the spaces. (CGBSC Table 5.106.5.2)

b)      Indoor water saving budget shall be provided.  Table 5.303.2.3 may be applied to the plans to accomplish this.  (CGBSC 5.303.3)

c)      Submit a construction waste management plan.  Forms are available in the nonresidential guide, found at  http://www.bsc.ca.gov/Home/CALGreen.aspx .  The construction waste management forms and worksheets start at page 175.

d)     Please apply the VOC and formaldehyde limit tables on the plans.  These tables are in CGBSC 5.504.4

 

6.       (previous comment 8, expanded)  Elevator specifications have been submitted.  These specifications call for an elevator machine room.  Please revise the plans to include this, with required ventilation.  See the Schindler specifications and CBC 3006.

 

7.       (previous comment 12)  Please include details for complying detectable warnings to include truncated domes, and Braille specifications.  See CBC 1117B.5 and 1127B.5 for requirements.  Figures from the CBC may be used. 

 

8.      (previous comment 14) Exterior door specifications for opening/closing force, panic hardware and swing direction have been provided.  Please include door specificiations for interior doors to specify if doors will have closers and specify 5 lb. maximum opening/closing effort.  Include threshold details for exterior doors.  CBC 1133B.2

 

9.       (previous comment 15)  Please include references to wall details on A-17 from applicable areas on the floor plans.

 

 

10.      The resubmitted sets of plans are missing the engineers’ signature on the civil sheets and Sheet ES-2.  Two sets of plans need to be stamped and signed by the responsible CA licensed designers.
