1.  Please provide a soils review letter by the geotechnical engineer of record confirming that the proposed plans are in general conformance with the recommendations of the soils report.

 

2.  A1:  Please include in the list of codes in effect on the plans: 2010 California Green Building Code and the 2010 California Residential Code.

 

3.  A-3:  Please detail on the plans that the finished deck or patio surface shall be within 1 1/2-inch below the top of the threshold for the relocated dining room out swing door.  CRC R311.3.1

 

4.  A4:  Please indicate that the access from the garage to the area under the TV room will be protected by self-closing, solid core 1-3/8 inch or 20 minute rated doors, or detail the fire resistive elements in the underfloor area.  CRC R302.6

 

5.  A4:  Please indicate access to the underfloor area below the breakfast nook and kitchen extension.  If access is through the garage, please apply the previous comment. CRC R408.4

 

6.  Unless supported by an alternate structural design please indicate on the plans that concrete compressive strength shall be a minimum of 3,000 psi and Grade 60 reinforcing steel for residential structures assigned to Seismic Design Category D0, D1, or D2.  Please note on plans compressive strength and steel grade.  CRC R404.1.2.3.1

 

7.  S1:  Please indicate the method and amount of required underfloor ventilation at the raised floor areas.  Vents shall be located within 3 ft of the corners.  CRC R408.1

 

8.  S3.1:  When spray foam insulation is installed in a manner that does not provide roof ventilation as required per CBC 1203.2.1, the insulation product shall be approved as a vapor barrier.  Approval of these products is through the State of California, Bureau of home furnishings and thermal insulation guide.  This guide may be accessed at http://www.bhfti.ca.gov/consumer/ti_directory.pdf.  Currently there are products listed on pages 103-111 of the guide that meet this requirement.  Please select a conforming product.  Please note on the plans the ICC Research Report # or other approved testing agency research number for the spray foam roof insulation.

 

9.  S5:  Please indicate that the guards at the deck in detail 3b are required to be 42-inches above the deck surface. 

 

10.  S5:  Please specify the proposed listed waterproofing membrane to be used to protect the wood sheathing from mortar contact.  Please provide manufacture’s installation instructions.

 

11.  S5:  Please provide a weep screed detail at the bottom of the column assembly in detail 3b.  CBC 2512.1.2

 

12.  S7:  Welding requires Special Inspection per CBC Table 1704.3 (Item #5).  Please complete two copies of the Special Inspection and Testing Agreement and two copies of the Statement of Special Inspection.  You may download a copy of these forms from our website at http://www.sccoplanning.com/ (go to Forms under the Building & Safety tab). Note: Selected inspection agency must be pre-approved by the Building Official.  Refer to the approved agency list.

 

13.  ME2:  Please update the AFCI note to indicate that all branch circuits that supply 125-volt, single-phase, 15- and 20-ampere outlets (i.e. receptacles, lights, smoke alarms, etc.) installed in occupiable spaces of dwelling unit shall be protected by Arc-Fault Circuit Interrupter (AFCI) listed to provide protection of the entire branch circuit per CEC 210-12(B) except those circuits requiring protection by GFCI per CEC 210.8(A). 

 

14.  ME2:  Please indicate that all 125-volt, 15- and 20 ampere receptacles required in dwelling units shall be tamper resistant.  CEC 406.11
