Review No:1

1. Please note on the plans that the following codes are in effect: 2013 California Building Code, Or 2013 California Residential Code, 2013 California Plumbing Code, 2013 California Mechanical Code, 2013 California Electric Code, 2013 California Energy Code and 2013 California Green Building Code.
2. Provide the Occupancy classification, construction type and whether the building is sprinklered or non-sprinklered.  (E.g. R-3/VB/Non-sprinklered)
3. Please update the Geotechnical Report to indicate the current 2013 Code for the Seismicity parameters.
4. Submittal documents shall be reviewed by the Geotechnical engineer of record, noted for general conformance with their recommendations, and then a letter forwarded to the Building Department for approval.
5. This project is subject to the Mandatory Features of the California Green Building code and shall have those features incorporated into the plans for all new construction. Sheet SP1 –SP3 only recommend Green Building features and cite LEED requirements which are optional and do not supersede the Green Building Code  in Santa Cruz County.
6. A minimum 50% of construction waste needs to be diverted to recycling or salvage. Please prepare and submit a construction waste management plan to document that at least 50% of construction waste will be recycled, reused or salvaged.  There is a sample plan and worksheet at http://www.hcd.ca.gov/CALGreen.html .  (4.408.1)
7. Sheet 2 – The doors at the Master Bath, Master Walk- in Closet, Powder Room and Bath 2 do not meet the requirements for interior doors per the Santa Cruz County Code. The minimum widths for all interior and exterior doors within a dwelling unit or sleeping unit that is not required to be adaptable or accessible as specified in Chapter 11A, or utilized as a required egress door per CBC, Section 1008.1.1, shall be no less than 30 inches in clear width. If, and to the extent that, this Subsection is inconsistent with any provision of the California Building Code currently or hereafter adopted by the County of Santa Cruz, the more restrictive provisions shall prevail. Exception: Interior doors openings to closets not more than 36” in depth. SCCO12.10.215(J)
8. Sheet 2 – The future Bonus Room is considered part of the habitable space of the dwelling and will be included in the area calculations for Building Code purposes.
9. Sheet 2 – Indicate a graspable handrail at all stairways within and outside of the structure, include the requirements of graspability.
10. Sheet 2 – Verify egress opening size is met for windows in sleeping rooms (including the “bonus” room) when the top swing shutters are in the open position. Additionally, indicate on plan that the shutters and windows can be opened without use of keys, tools or special knowledge. CRC R312.2.2, R310.1.4  & R310.4
11. Sheet 4 – Guards are shown at 36” in height when scaled. Indicate on the elevations that guard rails shall be 42” in height.
12. Sheet 5 – Indicate on plan that all new circuits supplying outlets installed in dwelling units shall be protected by arc-fault circuit interrupter (AFCI), combination type, installed to provide protection of the branch circuit. CEC 210.12(B) Additionally, all new receptacles shall be tamper proof type. CEC 406.11
13. Sheet 5 – Indicate on plan that all kitchen counter top receptacles shall be GFCI protected. CEC 210.8
14. Sheet 5 – Add receptacles for the counter top spaces in the kitchen at the left of the Range and to the right of the sink. CEC 210.52
15. Sheet 5 – Please calculate and indicate the method of whole house ventilation for the proposed structure.  Please indicate sone rating of the ventilation system as applicable.  ASHRAE Standard 62.2.
16. Sheet 5 – Please indicate how the required amount of kitchen ventilation will be provided.  A range hood with a minimum flow of 100 cfm or a ceiling or wall mounted system that provides 5 air changes per hour may be provided. Duct sizing in compliance with Table 4-9 of the Energy Compliance manual and the sone rating of the fan shall be provided with a maximum of 3 sones.
17. Sheet 5 – Please indicate a minimum mechanical ventilation rate of 50 cfm for all bathrooms with bathing or similar facilities. Duct sizing in compliance with Table 4-9 of the Energy Compliance manual and the sone rating of the fan shall be provided with a maximum of 3 sones. The Bath fan is required to be Energy Star compliant and be equipped with a humidistat. Humidistat controls shall be capable of adjustment between a relative humidity range of 50 to 80 percent. CalGreen Code 4.506.1
18. Sheet 5 – Provide a CO detector on the second floor of the dwelling in the immediate vicinity of the bedrooms.
19. Sheet 5 – Apply lighting and switching choices to the floor plan which show compliance with the Mandatory Measures of the California Energy Code.
20. Sheet 5 – Receptacles at the exterior of the dwelling are noted WP. They shall also be noted to be GFCI protected. CEC 210.8
21. Sheet 5 – All receptacles within a bathroom are required to be GFCI protected. The receptacle at the bench under the window shall be shown as GFCI protected.
22. Sheet 5 – Please provide a gas line schematic that indicates BTU values of all existing and proposed gas appliances, the developed length from the meter or tank location to each appliance outlet, the minimum pipe size and the proposed gas pipe material. CPC 1216 and T1216.2(1 ) - (T1216.2 (27) for LPG)
23. Show the location of the water heater and FAU with accompanying fuel and power needs. Also include manufacturers specifications sheets and listing for the appliances to be installed.
24. Show flow rates for plumbing fixtures on the plans.
Garage:
25. Sheet G1 – Notes 1,2 & 3 indicate “Verify with local codes or local building inspector”. These items are to be verified by the structural engineer and incorporated into the plans. Remove or correct the notes appropriately.
26. Sheet G2 – Indicate on the foundation plan where Detail 9 on G2 occurs.
27. Sheet S0.0 through S3.2 – Carport – Provide structural calculations supporting the structural design by the engineer whose stamp is on the plan sheets.
28. Sheet SP1 through 3 for both the Garage and Dwelling indicate LEED suggestions. These “suggestions” are superseded by the 2013 California Green Building Code Mandatory requirements. Provide plan sheets that include all mandatory requirements under the Green Building Code.
29. Sheets S2 & S5 – Provide flashing details at the deck to house intersection.
30. All structural sheets shall be signed by the engineer of record prior to issuance of the permit.
31. The elevations seem to indicate a connecting roof between the dwelling and the carport. Provide a framing plan for this roof and provide details for the connection between the buildings.
