Zoning Review

Review No:1

1. A breezeway is shown on the Elevations, that will serve to architecturally link the dwelling to the carport/storage building.  This breezeway must be shown consistently on other plans, including the Site Plan.

2. Please clarify the use of the "Future Bonus" room to be either a Bedroom or a Living Room.  Please note that if the room is delineated as a Bedroom, Capital Improvement fees will be charged.  [If the room is called a Living Room, a separate Building Permit to recognize this change would be required if it were decided later to recognize this room as a Bedroom]

3. The covered porch at the front elevation of the dwelling is depicted in a different manner than the wraparound screened porch at the sides/rear of the dwelling.  Please denote the footprint of the lower floor of the structure and covered porches clearly on the Site Plan and in a manner that is consistent.

4. The footprint of the carport shown on the Site Plan, Site Grading and Drainage Plan etc. does not match the floorplan of the structure shown on sheet G1. The landing is shown as part of the structure and not as part of the staircase and there is a notch in the footprint that may denote the location of the breezeway but this is unclear.  Per the floorplans the building has a simple rectangular shape.

5. As shown on sheet G2, the carport/storage staircase design does not accord with the staircase shown on the elevations, on the site plan or on sheets S1.0 and S2.0.  All plans should be consistent and reference to "alternative staircase design"s should be deleted from this application submittal (or the choice of detail should be clearly delineated). 

6. Please record a Declaration of Restriction to maintain the carport with a storage room at the second floor as a Non-Habitable Accessory Structure. I have sent a copy of this document, along with instructions on how to get it recorded, under separate cover.
