Review No:1 1. The parking requirement for the coffee shop interior proposed under application 151202 after 100 feet of storage is deducted is 8 spaces, of which one may be compact (7.5 x 16 feet). (The roaster area is assumed to require one space per 300 sq.ft., rounded up.) However, the addition of outdoor seating areas increases the parking requirement by one space per every 100 sq.ft. of deck area (including aisles). Please indicate the square footage of the front outdoor deck areas, label all of the benches as well as planting areas, and adjust parking plan if necessary.
Note: The proposed preliminary landscaping (tree wells) in rear parking area are acceptable for the purposes of this building permit application. However, a full landscape plan will be required for the subsequent building permit implementing 151202, so the applicants should be certain that the tree wells will not interfere with that plan. The parking area landscaping for this site will eventually need to comply with SCCC 13.11, which requires a) parking lot landscaping to visually screen parking from public streets and adjacent uses, b) a landscape strip at the end of each parking aisle and c) a minimum five-foot-wide landscape strip (to provide necessary vehicular back-out movements) at dead-end aisles, along with other requirements. It is likely that no more than 8 spaces will be available at the southern PL after the landscape strips are installed. The easterly landscape strip may need to extend further along the easterly fence, which is an eyesore and probably should be remodeled or screened. The applicant might also consider eventually proposing benches around the tree wells that are outside travel lanes, for use for employee breaks, etc.
