Review No:1

1.      Please clarify the use of the building.  Zoning comments refer to a coffee shop.  The cover sheet of the drawings indicates an office use.  There is a grease trap and walk-up window proposed, which is more in-line with a coffee shop use.   If this is a shell only building and tenant improvements will be made at a later date, clearly specify this on the cover sheet.  All tenant improvement plans will require building permits to include electrical, additional plumbing and mechanical. 

 

2.       Provide complete mechanical, electrical and plumbing plans for the work proposed.  Include energy compliance documents.

 

3.      Provide complete construction details and dimensions for the proposed exterior deck areas.  Structural plans shall include deck framing, as proposed.  Include steps and/or built in benches, as proposed.   Exterior steps shall be detailed to comply with maximum 7” rise, minimum 11” run, striping for visually impaired on the edge of treads, and handrails.  [CBC 1009]

 

4.      Please  provide ramp details to include minimum 48” width, minimum 60”x60” top landing, minimum 72” long bottom landing, cross slopes and landing levels sloped 1:48  maximum, handrail details and extensions, curb or guide rail (exterior ramps only), etc.  [CBC 11B-405 and a11B-505]

 

5.      Detectable warnings are required at walkway transitions at vehicular ways.  Please locate detectable warnings.  [CBC 11B-247]

 

6.      Please delete the “P” symbol in the vehicle area of the accessible parking.  A 36” x 36” International Symbol of Accessibility is the only symbol to be shown in this space.  [CBC 11B-502.6.4]

 

7.      Please include accessible parking signage specifications for the van accessible space, and include the tow-away sign specifications.  Minimum clearance from the walking surface to the bottom of the sign shall be 80 inches.  [CBC 11B-502.6 and 11B-502.8]

 

8.      Please clarify the use of the walk-up window.  If this is a service window, the maximum height from finish surface to the top of sill or counter shall be 34 inches.  [CBC 11B-227.3]

 

9.      Sheet A2.1 shows an elevation of 10 ½” floor level at the office use and 14 ¾” at the raised floor.  Sheet A4.1 also specifies 14 ¾”.  Please revise the plans to correspond.  

 

10.  Please provide door specification for all new doors.   Include threshold, hardware, 10” smooth bottom finish at the push side, and 5 lb. maximum opening effort.  [CBC 11B-404.2]

 

11.  Please dimension minimum 18” strike side clearance for door D06 on Sheet A2.1.  [CBC 11B-404.2.4]

 

12.  Please note “tempered” or other safety glazing for door type D02 in the schedule.  [CBC 2406]

 

13.  Please include the unisex door signage in the details.  [CBC 11B-216.8]

 

14.  Please include knee and toe clearance at the lavy on Sheet A5.1. [CBC 606.2]

 

15.  Please revise details 1 and 3 on A5.1 to dimension 17”-18” from the side wall to the center of the water closet.  [CBC 11B-604.2]

 

16.  Please revise 2/A5.1 to show or note the 40” maximum dimension is from the finish floor to the highest operable part of the paper towel dispenser.  [CBC 11B-603.5]

 

17.  The space between grab bars and projecting objects above shall be 12” minimum.  Please delete the projection such that the window sill above the side grab bar is flush with the wall on A5.1.  [CBC 11B-609.3]

 

18.  Please complete and return a special inspection agreement for epoxy holdown anchors.  The engineer of record may provide this special inspection.  This form is available at http://www.sccoplanning.com/PlanningHome/BuildingSafety.aspx under “forms”.  [CBC 1704]

 

19.  Please specify the 4x6 rim at the new interior ramp to be preservative treated, as it is in contact with concrete.  [CBC 2304.11]

 

20.  Please provide a calculation to check the adequacy of the existing girder to support the reaction load from the 3 ½ x 14 psl flush beam.  The load is not centered over a supporting footing, as shown on S1.0.  Include a detail for connections. 

 

21.  Please check the existing or required new interior footings to support the flush beam and interior header reactions. 

 

22.  A new electrical service is specified.  Please indicate the size (amps) of this service.

Review No:2

 

1. The project description now specifies the structure is a shell building with future tenant improvements to be provided for a coffee shop. These future improvements will require a separate permit. Please revise the "office" references on Sheets A0.0 and A2.1.



2. Please revise the occupant load calculations using the appropriate factor for the coffee shop area. This occupant load factor should be 15 for unfixed tables and chairs. [CBC 1004]



3. Please note that the window labels shall be affixed until after the tenant improvement permit inspections are completed, as the energy compliance documents for the tenant improvement will determine the window types and U-factors. Include this on the window schedule.



4. All newly created routes shall be accessible. Where stairs are provided to an area, an equivalent accessible ramp or other means of access shall be provided. The steps to the area in front of the building facing Portola and stepping stones at the sidewalk adjacent to Portola create a path that does not comply with accessibility. Either remove these routes or provide equivalent accessible routes. [CBC 11B-203.2.1]

Note:  An equivalent route at the entrance off of Portola was missed in the previous plan check.  I apologize for this oversight. 



5. Please dimension a minimum 48" long exterior landing at the entrance door tom comply with minimum maneuvering clearances. Relocate and/or reconfigure the steps at this area to accommodate the landing. [CBC 11B-404.2.3]



6. Include handrail and exterior stair details. Handrails shall be provided on both sides of stairs, with extensions of 12" on top and 12" plus one tread depth at bottom of stairs. Striping for the visually impaired is required at the edge of the top landing and at the edge of all treads. The stripe shall be minimum 2" wide and occur within 1" from the edges. [CBC 11B-210]



7. Please dimension ramp handrail heights to be minimum 34" and maximum 38" above the ramp surfaces. [11B-505.4]



8. Please dimension top of ramp landings to be minimum 60" by 60". [CBC 11B-405.7.2]



9. Please provide door specification for all new doors, rather than referencing a code section. Include threshold, hardware, 10" smooth bottom finish at the push side, and 5 lb. maximum opening effort. [CBC 11B-404.2]

  

10.  Please include signage details and specifications for the accessible parking space.  [CBC 11B-502.6]

The structural plans did not make it into the final plan set.

There are exterior deck plans missing from the second set of structural plans (see S-1 versions).


Please
 two complete and updated sets of structural sets include all changes and all decks to correspond with the
archtitectural sheets.


Also, the architectural sheets recently submitted were not signed.
