NOTE: Zoning cannot approve this application until the end of the appeal period for Development Permit application 161038 (Appeal period ends at 5:00pm on May 20, 2016) and where no appeal has been filed.


Please address the following comments with your next submittal:


1. Sign, date, and return to the Planning Department one copy of the approval of 161038 to indicate acceptance and agreement with the conditions of approval .


2.  Submit proof that the conditions of approval of 161038 have been recorded in the official records of the County of Santa Cruz (Office of the County Recorder) within 30 days from the effective date (May 20, 2016).


3.  Incorporate a copy of the text of the conditions of approval of 131068 into the full size sheets of the architectural plan set. 

4.  Provide a Water Efficient Landscape Plan (including a signed Water Efficient Landscape Checklist and Certificate) prepared in accordance with the requirements of the Water Efficient Landscape Ordinance (County Code Chapter 13.13) by a certified/licensed landscape architect, landscape contractor, civil engineer, landscape irrigation designer, landscape irrigation auditor, or water manager.

    5.  Provide a Sign Plan that includes details of all existing/proposed signage. The sign program shall specify sign designs, dimensions, materials, colors, lighting, if any, and placement.  The following signs are allowed:


    a. One unlighted, irregularly shaped wooden sign, mounted on a stone base and that is approximately 50    square feet in size, located adjacent to the 28 unit motel/Alameda Avenue (existing "Brookdale Lodge" sign).

    b. A replacement/remodeled monument sign at the entrance to the site that includes signage for the Brookdale Lodge motel use and may also include directory signage for the proposed commercial uses, where the outer dimensions of the monument do not exceed those of the existing monument.  This sign may include lighting.

    c.  Individual unlighted business signs for the commercial tenant spaces, total maximum aggregate size 35 square feet (seven signs not to exceed 10 inches X 6 feet 0 inches).  Signs shall be designed as an integral part of the building and located on or below the upper line of the roof fascia of the first-floor covered walkway.  (Revise notation of signage on Sheet A2-4.1 to be in accordance with this provision)

    d. Small pedestrian-oriented signs, for example "Hotel Lobby", "Registration" etc. 


    All signs shall be designed to be compatible with the Architectural character of the Brookdale Lodge and the rustic feel of the town of Brookdale.  All signs shall be constructed using wood as the dominant material.  Lighting of the sign may use only downward-directed, indirect means of illumination.  Further, all sig lighting shall be unobtrusive and all glare shall be directed onto the site and away from adjacent properties.


    6.  Include details of a Safety Plan to show how public/guest access to the portions of the property not subject to this permit will be controlled.   This may include fencing/gates, landscape walls, plantings etc.  An 8 foot fence is shown on he Site Plan, provide details of the proposed sign.  Also show how access to the existing bridge across Clear Creek in front of the Brook Room will be blocked (include this also on sheets A1-2.1 and A1-3.1 etc.).


    7.  Provide details  of any required widening/repair/drainage improvements/re-striping of Alameda Avenue including a notation that the eastern side of Alameda Avenue shall be designated a ”No Parking Zone”.   All work in Alameda Avenue shall meet the minimum requirements if the Boulder Creek Fire Department.


    8.  Provide details of the trash/recycling enclosure(s) for the use of the motel use and the commercial tenant spaces beneath the 28 unit motel building.  Enclosures shall comply with County Code chapters 13.11. (Design Review) and 16.42 (Historic Preservation).


    9.  Provide details of proposed lighting shown on sheet A0-6.1 All lighting shall comply with the standards set out in County Code 13.11.074(D)(1).  See 5. (above) regarding lighting of the new monument sign at the entrance to the site.  Remove lighting at the existing  wood monument sign.
