******8/18/16 comment:  Property line setback at back wall is measured to center of easement.  If the building will not be protected with fire sprinklers, then the back door is not allowed if  the measurement to the centerline of the easement is between 3' to less than 5'. 

1. Please include an accessible route that does not travel behind parked vehicles. The route shall be 48" wide and connect the sidewalk to the entrance. There appears there may be room in front of the parking spaces at the north, or along the east fence line. Routes that are not along a curb or other barrier in a vehicular way shall have detectable warnings adjacent to the vehicular way. A raised walkway would provide this route and eliminate the need for detectable warnings. [CBC 11B-206.2]



2. The vehicular space at the accessible parking shall be not less than 9 feet wide. Please revise Sheet A-2. {CBC 11B-502.2]



3. Please provide specifications for the folding door type D2. A maximum 5 lb. effort to operate the door is required. Also, door hardware shall be provided such that there is no grasping, or pinching, or turning of the wrist. [CBC 11B-404.2.9, 11B-309]



4. Please specify maximum ½" threshold at the doors, with changes greater than ¼" to have a 2(horizontal) to 1(vertical) bevel. [CBC 11B-404.2.5]



5. Please specify minimum 10" from finish floor up the face of door D1 to have a smooth surface on the push side, extending the full width of the door. [CBC 11B-404.2.10]



6. Please dimension a minimum 60" clearance for the exterior landing of door D5. The recycling bin is shown to be in this clearance on Sheet A2. [CBC 11B-404.2.4]



7. Please coordinate the occupant load calculations on A1 and A3. The occupant load factor for a kitchen/work area is 200, the sales area is 30, and the drinking/dining area is 15. [CBC Table 1004.1.2]



8. Please include the building dimensions on A2 and/or A3.



9. A minimum 60" long counter that is not more than 34" above finish floor shall be provided at the main bar and the bar at the window W2. Minimum knee and tow clearance shall be provided at these 60" long areas. Please revise the drawings. [CBC 11B-226.2, 11B-226.3]



10. Please include an electrical load schedule to verify the electrical service size proposed. [CEC Article 220]



11. Please include wattages for the lighting in the electrical schedule on Sheet A5. See the energy documents to coordinate this information.



12. Please show daylit areas on the electrical plans, Sheet A5 and specify separate switching and automatic daylighting controls for this lighting on the plans. CEC 130.1 (d)



13. Please include mechanical plans to include exhaust ventilation for the bathroom and kitchen areas. Provide exhaust make-up air, as required. [CMC 403.7]



14. Please note indirect waste via an air gap is required for the food prep sinks, ice maker and dishwasher on Sheet A6. [CPC 801.2]



15. The energy documents specify an existing heating unit and water heater. The plans on A6 specify what appears to be new equipment. Please revise the energy documents to correspond. The water heater in the current energy documents is 50 gal. and the plans specify 75 gal..



16. Please include specifications for the Dayton heater to verify compliance with the energy documents and provide installation requirements.



17. Please include ceiling and wall framing for the mechanical room over the restrooms on the structural plans, Sheet S1. Include top of wall connection to the existing roof. Please clarify the loading at the mechanical room.



18. Provide interior footings at the walls supporting the mechanical room floor loads and storage loads for the area over the kitchen.

 

19.  Please complete and return a special inspection and testing agreement form for epoxy anchor systems.  This form is available under "forms" at http://www.sccoplanning.com/PlanningHome/BuildingSafety/Forms.aspx .The engineer of record may provide this special inspection.

1. Please revise the energy compliance documents to correspond with the revised plans. The fenestration areas were not correct in the original compliance documents dated Sept. 19, 2016. Please revise this area to correspond with the new windows shown on the architectural plans. If there are any windows to remain, as indicated in the energy compliance documents, please note "existing" and "new" to clarify.
