Review No:1 The proposed tenant improvement results in modifications to the approved Landscape, circulation and parking plan for application 131192 and requires a Minor Variation. Currently application 161060 (a proposal to construct and outdoor patio) is in process. This application requires an additional parking variance and a number of policy conflicts have been identified. It is recommended that application 161060 be modified to capture the new scope of work which entails the deletion of the patio and revisions to the approved plans. In order to process the minor variation, two additional revised sets of plans should be submitted directly to the Project Planner for application 161060.
Additionally, the locating of the trash enclosure with an easement at the north side of the property appears inconsistent with the copy of the easement on file under application 131192 which states: “Being and easement for sidewalk, utility, and sign purposes over a portion of said land…”. Please clarify how it was determined that the storage of trash is allowed within the easement.

A letter dated August 22, 2016 provided a list of required materials in order to proceed with the Minor Variation. Though it appears the requested materials/revisions have been incorporated into the most recent submission for the building permit, additional revised plans continue to be necessary for the further processing of the Minor Variation.
