1. Please provide a soils review letter by the geotechnical engineer of record confirming that the proposed plans are in general conformance with the recommendations of the soils report.
2. A-1: Please note on the plans that the following codes are in effect: 2013 California Building Code, 2013 California Fire Code, 2013 California Plumbing Code, 2013 California Mechanical Code, 2013 California Electric Code, 2013 California Energy Standards, 2013 California Green Building Code and the 2013 California Residential Code.
3. A-1: Please state the occupancy group, construction type and whether the building is Sprinklered or Non-sprinklered on the plans for each proposed structure. (ie. R-3/VB, Sprinklered)
4. A-1: The proposed structures are in the State Responsibility Area (SRA) and the requirements of the Wildland-Urban Interface code (WUI), CRC R327 apply. Reviewing the site information on the County’s GIS system the fire severity rating is considered “High”. Please note SRA and High severity zone on the plans. Please provide material specifications and details for siding, windows, doors, overhangs, valleys and gutters.
5. A-1: Please verify that the manufactured structure will be ordered to meet WUI standards. CRC 327
6. A-1: Please indicate the proposed utilities for the site that locates electric and water service lines to the new dwelling and the garage. Please indicate pipe, conduit and service size.
7. A-4: Please detail the proposed exterior wall assembly to meet the State Fire Marshall requirements for the Wildland Urban Interface Area (WUI). CRC R327.7.3
8. A-4: Exterior windows and glazed openings within exterior doors shall be insulated glass units with a minimum of one (1) tempered pane, or glass block units, or have a minimum 20 minute fire rating. Please note on the plans the method of conformance. CRC R327.8.2.1
9. A-4: Exterior doors shall comply with one of the following: 1. The exterior surface or cladding shall be of noncombustible or Ignition-resistant material, or 2. Shall be constructed of solid core wood that complies with the following requirements: 2.1. Stile and rails shall not be less than 1 3/ 8 inches thick 2.2. Raised panel hall not be less than 1 1/4 inches thick, except for the exterior perimeter of the raised panel that may taper to a tongue not less than 3/8 inch thick. 3. Shall have a fire-resistance rating of not less than 20 minute when tested according to NFPA 252. 4. Shall be tested to meet the performance requirements of SFM Standard 12-7A-1. Please note on the plans the method of conformance. CRC R327.8.3
10. A-4: Please note on the plans that all luminaires in Garage, Laundry Rooms, and Utility Rooms shall be high efficacy and shall be controlled by a vacancy sensor. CEnC 150.0(k)6
11. A-4: Please detail on the plans that the finished landing surface shall be within 1 1/2-inch below the top of the threshold for the out swing doors. CRC R311.3.1
12. A-4: The widths on the elevation are not consistent with the opening widths on the plan view. Please specify the window and door sizes.
13. A-5: Please note on the plans that exterior lighting shall be high efficacy or controlled by a photo/motion sensor. CEnC 150.0(k)9A
14. A-5: The exposed roof deck on the underside of unenclosed roof eaves shall consist of one of the following: 1. Noncombustible material. 2. Ignition-resistant material. 3. One layer of 5/8-inch Type X gypsum sheathing applied behind an exterior covering on the underside exterior of the roof deck. 4. The exterior portion of a 1-hour fire resistive exterior wall assembly applied to the underside of the roof deck designed for exterior fire exposure. CRC R327.7.4
15. A-5: Roof gutters shall be provided with the means to prevent the accumulation of leaves and debris in the gutter. CRC 327.5.4
16. S-1: In order to determine applicable design requirements please specify the model of the manufactured home and whether it requires perimeter piers.
17. S-1: Please specify which table 5 and 7 are being used for the footing design, indicate load value used and provide footing details based on the soils bearing capacity and the load.
18. S-3: Please indicate the proposed garage door headers. Please provide installation details, hardware, fasteners, etc.
19. S-3: Please provide construction details for the proposed alternate braced wall panels including required seismic tie-down devise.
20. Please specify the VOC limits for adhesive and finishes for the proposed project or provide the applicable tables from section 4.504 per CGBC.
21. Please note on the plan set that a minimum of 50% of the construction and demolition waste will be recycled, reused on the project, or salvaged for later use or sale. CGBC 4.408.1
