APP-171014 : Remodel Buildings E,F, G and I, plus site work at Rancho Del Mar Shopping Center


1. Please complete and return two copies of a special inspection and testing agreement form for the special inspections listed on Sheet S1.1. This form and a list of approved special inspection agencies are available under "forms" at http://www.sccoplanning.com/PlanningHome/BuildingSafety.aspx . [CBC 1704]



2. The architectural plans were not signed. Please provide signatures of CA licensed designer(s) on all sheets. . [ยง5536.1, 6735 California Business and Profession Code]



3. This project is subject to the 2016 CBC. Please provide an addendum from the geotechnical engineer, as the report is based on the 2010 CBC.



4. Please provide a plan review letter or review form from the geotechnical engineer of record confirming that the proposed plans are in general conformance with the recommendations of the soils report. The review form is located at http://www.sccoplanning.com/PlanningHome/Environmental/GeologyandSoils.aspx .



5. Please revise the construction waste notes on A0.1 and GB1 to specify 65% of construction waste to be recycled, salvaged or reused. [CALGreen 5.408.1]



6. The allowable area calculations on A0 assumes separate buildings, which requires fire walls. Please verify the existence of fire walls between buildings. Revise the area calculations if fire walls do not exist, and revise types of construction and details accordingly. [CBC 706]



7. Please include total areas of new or replaced structures. Include trellis structures and new canopies.



8. Please include material specifications for the proposed awnings to verify compliance with fire resistance in CBC 3105.4.



9. Please clarify if a site wall is to be part of this permit application or if it will be under a separate permit. If it is part of this permit, please submit the plans and calculations in the next submittal, as indicated on Sheet C2.4.



10. The minimum length of landings in the direction of ramp runs is 72". Please revise the middle landing on Sheet C5.7 for the ramp nearest Soquel Drive. It appears one side meets the 72" requirement, but the other side scales out about 60". [CBC 11B- 405.7.4]



11. Please include complete dimensions for accessible parking, ramps, curbs, access ways, etc. or reference to details on A0.3 from the civil plans. Details that do not correspond to site conditions will need to be separately detailed with dimensions.



12. Please include soffit lighting in the electrical plans for building G, Sheet E1Gto correspond with A2.5.



13. Sheet EF-S2.2 specifies 6x12 and 4x6 at the same area. Detail 15/S6.2 does not clarify the framing. Please clarify and coordinate plans and details at this area.

Review No:2

1. The allowable area calculations on A0 assumes tenant spaces are separated by fire walls. Verification of existing fire-resistive construction has not been conducted. Existing fire-resistive construction shall be maintained due to the new work. If fire walls are not present, then the new building construction may need to be VA . If VA construction is required, new work must comply with VA construction assemblies. Please verify the existence of fire walls between buildings. Revise the area calculations if fire walls do not exist, and revise types of construction and details accordingly. [CBC 706]



2. Please dimension minimum ramp width to be 48", minimum top and intermediate landing width 60" on the ramp shown on Sheet C5.7. [CBC 11B-405.5, 11B-405.7]



3. Detectable warnings/truncated domes need not be placed at the flush walking surfaces adjacent to accessible parking aisles. The truncated domes are required to warn the visually impaired that they are about to enter a vehicular area. If there are no curbs or barriers between the walkways and the parking lot and drive areas, the entire length of flush walkways may have the detectable warnings or place them around landing level of exterior doors. Please clarify if newly flush surfaces are installed or if existing curbs are present on the civil sheets.

1. Sitework note 2 on Sheet A0 states ""the detailing of these walls relative to current code has not been reviewed or field verified". The letter that addressed the corrections states "8" CMU fire walls are confirmed between Buildings E, F and Safeway". Please revise the note on A0. Please detail 1 hr. fire resistive wall construction and specify 3/4 hr. openings for a length equal to overhang depth on both sides of fire walls per CBC 706.5.2, exception 1, if fire walls exist, between buildings E, F and Safeway. [CBC 706]
