Please specify materials approved for one-hour fire-resistive construction on the exterior walls to comply with IR-2 construction. A layer of 5/8" type x gypsum sheathing may be placed over the plywood sheathing to accomplish this. Otherwise, specify non-combustible sheathing (i.e. hardyplank or other noncombustible). Also, the foundation plan needs to have a dimension that locates the contiunuous footing between the garage areas. 7. Please clarify how many steps occur at the interior stairs/step areas. Stairs with 4 or more risers require handrails. CBC, 1003.3.3.6 8. Please specify door size at the master bathroom water closet area to be 2'8" for hinged type. Also, indicate a complying door at the closet for bedroom at the south-east corner to provide minimum 30 inches of clearance. Santa Cruz County Ordinance 9. Please specify material to be applied to the dumbwaiter shaft at the outer shaft wall in order to verify one-hour fire-resitive material (i.e. 5/8" type "x" gyp.). CBC 711 10. Please indicate type of fireplaces proposed. Approved appliances will need to be installed per the approved listings. CMC, 304 11. Please submit two sets of structural calculations, prepared by a state licensed architect or engineer, to design the retaining walls for both the site and foundation. The calculations shall be based on the criteria in the geotechnical/geologic report. The calculations and related plans need to be stamped and signed by the licensed individual. CBC, 106.3.2 12. The lateral force resistance of the proposed residence shall be designed by a licensed architect or engineer, due to the offsetting shear walls from upper to lower walls. CBC, 2320.5.4 13. Please include floor/stair framing details for the small sets of stairs on the floor framing plan. 14. Please complete the deck framing plan at the deck corners to include support beams for the deck joists. 15. Please include roof framing details for other than truss framing. Framing for dormer roofs needs to be included on the roof framing plan. 16. Please coordinate the notes regarding concrete strength on Sheets 13 an S-1. Sheet 13 specifies 2500 psi and note 13 on S-1 specifies 3000 pounds per square foot (should be pounds per square inch). Any concrete designed over 2500 psi requires special inspection for concrete and reinforcing steel. If the retaining wall shown on Sheet 13 is proposed, please provide calculations and reference to the area where this wall be be constructed. If this masonry wall will not be constructed, please delete the detail. 20. Please provide a plan review letter from the geotechnical engineer to verify the plans conform to the recommendations in the report. The following are required for building plan check approval. 1. Please submit structural calculations and details for the wood retaining walls proposed on Sheet C-2. Notes on Sheet C-2 refer to E2C Inc. for structural design calculations. These calculations were not included in the most recent submittals. 2. Please provide revised shear walls where the height to width ratio of 2:1 is exceeded. This occurs at the second floor walls that are adjacent to french doors. It appears the longer wall lengths may be used in the shear wall design, in leiu of these shorter walls. CBC, 2315 3. Please coordinate Sheet 5 and Sheet 9 for shear wall information at the garage walls. Sheet 5 refers to 3/12. However, the structural calculations and Sheet 9 call for Simpson Strong Wall panels. 4. Please revise the girder specification on Sheet 8 to 4x8 DF no. 2, rather than 4x6. The structural calculations and Sheet 9 call for 2x8. 5. Please include floor and roof diaphragm construction specifications on the floor and roof framing plans. See the structural calculations (L2 and L5) for requirements. 6. Please identify the detail titled "CMST14 Straps at Opening" on Sheet 12. This detail should be no. 10, according to the referencing from the framing plans. 7. Please refer to 1/11 from detail 5/12 to insure IR-2 construction requirements are met for the decks. 8. Please specify maximum descending slopes at exterior decks. Where slopes exceed 10 percent, deck enclosures need to be constructed to within 6 inches of grade. Walls of enclosures need to have fire-protection materials.UWIC, 505.7 9. Please submit a plan review letter from the geotechnical engineer to include a review of the foundation plans and details. CBC, 1804 10. Section A-A on Sheet 11 shows a foundation retaining wall that exceeds the 108" detailed on Sheet S2. It does not appear a full height concrete wall is necessary at this area. 11. The "C" sheets and "S" sheets were not signed by the responsible engineer. Please submit two sets of plans with the engineer's stamp and signature. CBC, 106.3.2 and Business and Professions Code ************************************************************** Third Plan Review : 1/16/08 I have recieved revised plans, debris wall calculations and a copy of a plan review letter from E2C Inc. The following are required prior to approval of this building permit application. 1. The calculations from E2C Inc. include a drawing for the debris wall. Please transfer this drawing to the full size construction drawings. The detail needs to be referenced from Sheet C-2 or the site plan. Currently, the site plan, Sheet 1, does not include these walls. 2. Detail 10/12 is referenced from the framing plans at wall lines 2 and 7 (see page L1 of 13 in the structural calculations. This detail may apply to framing around windows, in order to maintain a 2:1 height to width ratio. However, this detail does not apply to the walls adjacent to doors, where the height to width ratio is more like 3:1, which exceeds the allowable at the second floor. Please provide revised calculations and details for these wall lines. 3. Please revise the note "I RC" on detail 5/12 to "IR-2", as this is the applicable ignition resistant construction, or IR, notation. 4. The E2C plan review letter of July 10, 2007 states that retaining wall design criteria/details will be supplied. However, the geotechnical information in the report dated August 3, 2006 already contains this information. Please clarify if new or revised information is forthcoming. 5. According to Sheet C-2, the descending slope at the deck ranges from 11 percent to 12.5 percent. Either the slope needs to be revised or the deck construction shall comply with enclosed decks over descending slopes (exceeding 10 percent) for IR-2 construction. The enclosure needs to be within 6 inches from grade and constructed with materials equivalent to exterior walls in IR-2 construction. The following is required prior to building plan check approval. 1. Regarding item 2 in the previous plan review, the 3' panels adjacent to the 6'8" doors specified on the floor plans exceed the height to width ratio. This occurs at the engineer's wall lines 2 and 7, shown on L1 in the calculations. The elevation plans show additional glazing over the top of these doors, therefore increasing the panel height.
