More comments may follow completion of these reviews. 2) Once FINAL project plans acceptable to all reviewing agencies have been prepared, submit plan review letters from the engineering geologist and the geotechnical (soils) engineer. The plan review letters must state that the final project plans conform to the recommendations in the respective reports. The plan review letters must review the drainage, grading, structural, and erosion control plans at minimum. 3) According to County Records, there is a nearby archaeological site. Therefore, this application needs an archaeologic survey. Please submit 2 extra copies of a site plan, as well as the fee for an archaeologic survey (about $410) at the front counter. (The fee will probably be a little more than $410 due to other small miscellaneous fees, like the General Plan fee.) 4) Please stake the corners of the proposed building in the field. 5) On the grading plan: - Label all existing and proposed topographic contours. - Include top-of-wall and bottom-of-wall elevations of all retaining walls, including foundation retaining walls. - Include the elevation of the courtyard. - Show tree protection fencing around all nearby trees to be retained. - Indicate location, species, and diameter at breast height (4.5 feet above the ground) of all trees proposed for removal. (You only need to show trees greater than 6 inches in diameter.) - Extend the existing contours through the structure and driveway. - Indicate whether excess spoils will be exported, or, if retained on-site, where they will be placed. (Excess spoils should be placed on slopes of less than 20%.) 6) On the title sheet of the plans, include the name and contact information of the project soils engineer and geologist. Also, include report dates, job numbers, and a statement that all construction shall conform to the recommendations in the soils and geology reports. 7) Show a grading section running north-south through the drainage swale, structure, courtyard, structure, stair area, and driveway. The cross-section should extend a few feet beyond the limits of grading on both sides. 8) More comments may follow staking of the building site and completion of Application 06-0539. 12/29/06 1) Engineering geology and geotechnical engineering report NOT accepted by Joe Hanna. Please provide the additional geologic/ geotechnical information requested in his review letter dated November 7, 2006. 9/7/07 Geology and Geotechnical reports approved 9/6/07 by Joe Hanna. Revised plans address all comments from first review. Received plan review letter from E2C dated 7/1/07 which states they will be issuing retaining wall and debris flow wall design criteria/details under separate cover. Please submit these details on a full sheet to be included with the plan set. The plan review letter references the wrong date of the civil plans, the correct date should read "revision date June, 13, 2007". Please note that no winter grading will be allowed on this parcel. 2/14/08 Please submit the requested information from E2C in the letter dated 7/10/07, retaining wall design criteria/details. Please submit these details on a full sheet to be included with the plan set. Please also submit a new plan review letter from E2C which references the most recent dated plan set. This letter should be written once all agency comments have been addressed. 6/20/08 Above comments have been addressed. However, other agencies have requested additional revisions to the plans. The plan review letter from E2G must reference the final revised set of plans that will be approved with this building permit. Once all agencies comments have been addressed, submit a final Plan Review Letter that references each sheet reviewed by final revision date and states that the plans reviewed conform to the recommendations in the geologic hazards evaluation and geotechnical engineering study.
