1. Please specify the previous permitted use and occupancy of the tenant space.



2. Please specify the occupancy of the adjacent spaces. State whether or not the occupancies are separated per CBC 508.1 or non-separated per CBC 508.3.



3. Please provide building code information to include the allowable area of the building, based on separated or non-separated occupancies. Identify existing or new fire walls or fire barriers. For new fire-resistive construction, provide complete details and specifications.



4. The required second exit needs to have a tactile with Braille exit sign. Please include this specification on A2.0.



5. Please provide ramp and handrail details, and show the exit path to the public way or a safe dispersal area. [CBC 1028.5, 11B-405]



6. Please dimension clearances for maneuvering at the member lobby. [CBC 304]



7. Single user toilet facilities shall be identified as all-gender toilet facilities with signage to have a geometric symbol on the door that is an equilateral triangle superimposed onto a circle. This "unisex" symbol is the only specific indicator required to be provided by Chapter 11B for a toilet facility that is available for use by all individuals. No pictogram, text, or braille is required on the symbol. A "single-user toilet facility" means a toilet facility with no more than one water closet and one urinal with a locking mechanism controlled by the user. [Health & Safety Code 118600]



8. For accessible restrooms, A minimum 60 inches wide and 48 inches deep maneuvering space shall be provided in front of the water closet. The urinal encroaches into this clear space [CBC 11B-604.3.1]



9. Please revise the shower plans to comply with fully open 60" long showers for a standard roll-in showers or detail alternative roll-in showers. CBC 11B-608.2.2, 608.2.3]



10. Please include details for the high-low drinking fountain. Drinking fountains need to be located in an alcove, or detail wing walls or barriers per CBC 11B-602.9.



11. Please provide complete details for shower accessibility to include seats, grab bars and controls. [CBC 11B-608]



12. Please revise note 4 on A5.0. Maximum water flow for the water closet / toilet is 1.28 gal/flush. [CALGreen, CPC 411.2]



13. Sheet A7.0 contains notes that are non-applicable and/or relate to residential construction. Please revise notes to reference CBC requirements and delete non-applicable notes.



14. Please include structural details and specifications for the suspended ceiling seismic bracing and support. Include member sizes, types and connections. [CBC 808]



15. Please include specifications for the "C" shaped ceiling joists to include gauge and C shape sizes. Also include connections details to new and existing construction.



16. Provide header callout and details for the support of ceiling joists shown on Sheet A7.0.



17. Please specify fastener types (manufacturer and model number) for metal studs to foundation.



18. Please revise the shower fixture flow rate on A9.0 to specify 1.8 gpm at 80 psi. [CALGreen 5.303.3.3.1]



19. Please delete the non-applicable note regarding existing plumbing fixtures on A9.0, as all are new.



20. Mechanical sheets need to be signed by the CA licensed professional who prepared them. [§5536.1, 6735 California Business and Profession Code]



21. The declaration statements on energy compliance forms NRCC-MCH-04-E and NRCC-MCH-05-E need to be signed.



22. Electrical sheets need to be signed by the CA licensed professional who prepared them. [§5536.1, 6735 California Business and Profession Code]



23. The declaration statements on energy compliance forms NRCC-LTI-02-E and NRCC-ELC-01-E need to be signed.

Second Plan Check for Anytime Fitness, B-183266
 
1.  Plans have been revised to show an existing door that is to be locked and welded shut.  This is not permitted door requirements in CBC 1010.  A wall and/or finish material may be constructed on the interior side so this door will not appear as an exit door.  Please revise the plans.
 
2.  Please revise the exit sign specifications on Sheet A2.0.  Tactile characters on signs shall be located 48” minimum above the finish floor, measured from the baseline of the lowest Braille cells and 60” maximum above the finish floor measured from the baseline of the highest line of raised characters (EXIT).  A typical sign detail may be provided on Sheet A5.0 to demonstrate in lieu of written requirements.  [CBC 11B-703.4.1]
 
3. The ramp out the back is shown to encroach into a parking space at the back of the building on the site plan.    Please detail and specify detectable warnings at the bottom of the ramp and revise the parking, as permitted by zoning.  [CBC 11B-247.1.2.5]
 
4. Please detail the exit access to a public way for the rear exit.  This route must be accessible.  [CBC 1028.5, 11B-207]
 
5. The landing at the rear exit door is not shown to comply with ramp landings.  A minimum 42” shall be provided between the top slope and the door in any open position.  Also, the landing shall be dimensioned minimum 60” in the direction of door swing, measured perpendicular to the door in a closed position.  [CBC 405.7]
 
6. Please include details for the required “all gender” or “unisex” signs for the single user accommodation restrooms.  The only requirement is a door sign that is a combined circle and triangle symbol.  The circle shall be ¼” thick and 12” in diameter and the triangle shall be ¼” thick superimposed and inscribed within the circle symbol.  The colors shall be contrasting.  There is no requirement for signage adjacent to the door, but if it is provided, it must comply with CBC 703.  Provide revised drawings and revise A2.0 bathroom designations and toilet room note 10 on A5.0.  
 
7. Please dimension the wing walls at the drinking fountain on Sheet A2.0 to be minimum at least the depth of the drinking fountain (shown 18 ½” on A5.0).  [CBC 11B-602.9]
 
8. Please dimension knee and toe clearance at the drinking fountain.  This same clearance is required at lavies.  A typical knee and toe clearance diagram with minimum dimensions may be added to Sheet A5.0.  [CBC-306]
 
9. Please include shower set dimensions and location of shower controls in relation to the seat on A5.0.  [CBC 11B-608.5.2, 11B-610.3]

1. The ramp and required landing out the back is shown to encroach into at least one parking space on the site plan.    If parking spaces exist, as shown, this is not allowed (see Zoning comments).  Please provide revised plans.  Be sure that the ramp shown on plans fits the page, as version 2 did not show the entire ramp. 2.  The shower controls, including the handle, shall be positioned a maximum 27” and minimum 19” from the wall at the shower seat.  Please revise the shower plans to include these dimensions.  [CBC 11B-608.5.2, 11B-610.3]
