Review No:1
1. Please provide energy compliance documents with signatures of energy compliance author and designer showing that the building design meets the requirements of Title 24, Part 6, for lighting and mechanical.  The Compliance Forms must be signed and appear in the construction drawings.   Revise the plans to include the requirements in the energy compliance documents and mandatory measures.  [CA Energy Standard 10-103 (a) 2]
 
2. Please include manufacturer’s specifications for the suspended ceiling system to correspond with the requirements in the USG table on A-2.1.  Include compression strut, main tee and cross tee information and connections to the roof/ceiling supports.  Suspended ceiling support systems shall be approved by a responsible CA licensed engineer or architect.  Otherwise, note this as a deferred submittal on the cover sheet of the drawings.  The deferred submittal items shall not be installed until their design and submittal documents have been approved by the Building Official. [CBC 107.3.4.2]
 
3. Please include seismic restraint details and specifications for mechanical equipment to correspond with the notes on Sheet M-1.   These specifications and details shall be be approved by a responsible CA licensed engineer or architect.  Otherwise, note this as a deferred submittal on the cover sheet of the drawings.  The deferred submittal items shall not be installed until their design and submittal documents have been approved by the Building Official. 4. Please identify an air gap at food preparation sinks, refrigerators, refrigeration coils, freezers, walk-in coolers, iceboxes, ice-making machines, steam tables, egg boilers, coffee urns and brewers, hot-and-cold drink dispensers, and similar equipment where cross-contamination may occur.  An air gap shall be not less than 1” measured from the lowest point of the indirect waste pipe to the flood-level rim of the receptor.  [CPC 801]
 
5. Please verify the pressure drop of 1.0 psi for gas pipe sizing.  If the pressure drop is less than 1.0 psi, please revise the gas pipe sizing to correspond with CPC Table 1216.2(1).

1. The energy compliance documents on M-6 are not complete, as there are pages missing.  The mechanical, plumbing (water heater) and lighting compliance portions of forms need to be included, as these systems are proposed for this project.   Please provide these forms and revise the plans to include the requirements in the energy compliance documents and mandatory measures.  [CA Energy Standard 10-103 (a) 2]    2.  Please include details for connections of the suspended ceiling system to the existing support structure. Otherwise, note this as a deferred submittal on the cover sheet of the drawings.  The deferred submittal items shall not be installed until their design and submittal documents have been approved by the Building Official. [CBC 107.3.4.2]       4. The gas pip size from the meter to the T of the two gas water heaters is shown as ¾” and then is increased to 1 ¼” at the water heaters.  Please revise this.  The length of pipe used to determine minimum size is from the meter to the most remote gas appliance.  Current plans specify 175 feet from the meter 2” gas pipe to the meter.  It appears the most remote appliance is the water heaters.   Please clarify if there are any other gas appliances besides the three proposed for this project that will be served by the meter, as they will need to be included in the sizing.   Revise the  gas line schematic that indicates BTU values of all gas appliances, the developed length from the meter to each appliance outlet, the minimum pipe size and the proposed gas pipe material.  See CPC 1216.1.3 for hybrid pressure. 1.  The energy compliance forms are not complete and have incorrect information.    The results in the forms need to be incorporated into the drawings to demonstrate compliance.  Compliance forms for field verification need to be indicated for mechanical, plumbing and all indoor lighting associated with the project.  The current forms only include automatic daylighting controls. There are areas on lighting forms that state “This Section Does Not Apply” where they do apply.  For example, mandatory measures will always apply.  Allowed lighting watts for the tailored method selected needs to be complete.  
 
2.  The documentation author needs to sign the declaration statement on the NRCC-PRF-01E form, pg 13 of 18 on M-7.
