Building Review

Review No:1
1.  Please include a calculation for CPC occupant load to determine the minimum number of plumbing fixtures using CPC Table 422.1.  Include outdoor dining areas.  Revise the plans, as necessary, to provide minimum number of men’s and women’s plumbing fixtures.

2.  Please detail and specify panic hardware for exit doors on the door schedule to door type D2.   Manually operated flush bolts or surface bolts are not permitted on door types D1 or D2.  Please revise the schedule on A-1.0.  CBC 1010.1.10, 1010.1.9.1

3.  Show hand sinks in the kitchen to be accessible by referencing to detail 15/T-1.5 and providing the 30” wide clearance.  Interior elevations on A-2.2 should dimension 34” maximum from floor to top of sink front.

4.  Please dimension the clearance at the wall mounted phone data area on Sheet A1.0A.  The equipment plan shows less clearance than the dimensioned floor plan.   CBC 11B403.5

5. Please reference to suspended ceiling details on A3.1 from the reflected ceiling plan A1.1.

6.  Please include the wattage of the light fixtures in electrical fixture legend tag on plan Sheet E-2 to verify compliance with the energy compliance documents on Sheet E-4, page 5 of 6 NRCC-LTI-01-E.

7.  Light fixture mark L2 is indicated as a 6” diameter recessed light.  This mark is also shown at light fixtures in the restrooms that do not correspond to the schedule.  Energy compliance documents call these bathroom lights L4 and designate it as a 1x4 surface LED with 35 watts.  Type L-4 in the legend on E-2 and A-1.1 is a wall sconce that does not appear to apply to the project.  Please revise the plans on E-2 and A-1.1.

8.  Please include manufacturer’s specifications for exhaust air duct serving the hood to include clearance requirements.  CMC 510.1.3

9. Santa Cruz County Code has modified CPC Section 1208.10.1, Earthquake-actuated gas shutoff valves. New gas piping systems, replacement gas piping systems, and new or replacement gas meter installations, shall have a listed and approved earthquake-actuated gas shutoff valve (sized for the BTU demand of the system) installed just prior to the meter connection or connection to a propane tank, prior to the release of utilities.  Please note or indicate an earthquake shut-off valve on 10/P-5.0.
