1. Per California Building Code 11B-202.4, alterations to existing commercial spaces trigger accessibility improvements based on adjusted construction cost of the project. Please complete and return a cost documentation form at http://www.sccoplanning.com/PlanningHome/BuildingSafety/Accessibility.aspx .
Please revise the plans to show required upgrades for accessible features if any of the current features listed in the form do not comply. The accessibility work does not need to exceed 20% of the adjusted construction costs to put in the pedestal sinks.
The CBC definition of adjusted construction cost is: All costs directly related to the construction of a project, including labor, material, equipment, services, utilities, contractor financing, contractor overhead and profit, and construction management costs. The costs shall not be reduced by the value of components, assemblies, building equipment or construction not directly associated with accessibility or usability. The adjusted construction cost shall not include: project management fees and expenses, architectural and engineering fees, testing and inspection fees, and utility connection or service district fees.

2. At least one of the hand sinks need to be detailed to comply with CBC 1B-212.3 for clearances and mounting heights.
Permit inspection did not note hand sink was out of compliance with CBC 11B-212.3
