We have reviewed plans for the above subject project and
unfortunately, THE PLANS HAVE BEEN DENIED.
Please have the DESIGNER add appropriate NOTES and
DETAILS showing this information and RESUBMIT plans, VIA COUNTY, with an annotated copy of this letter.
NOTE/CORRECT
on the plans that these plans are in compliance with California Building and
Fire Codes (2019) and ****Central
Fire District amendments (Not Santa Cruz Co. Muni Code)
The FIRE FLOW requirement for the subject property is
1000 gallons per minute for 120 minutes.
NOTE on the plans the REQUIRED and ACTUAL AVAILABLE FIRE
FLOW. The AVAILABLE FIRE FLOW
information can be obtained from the local water district.
HYDRANT DISTANCE is measured as a fire apparatus would drive, not as the
crow flies. We also will not lay hose
across two roads.
SHOW on the plans a
public fire hydrant, type and location, meeting the minimum required fire flow
for the building, within 600 feet of any portion of the building if the
building is equipped with an automatic fire sprinkler system, or 400 feet if
the building is not equipped with an automatic fire sprinkler system. If the minimum fire flow is not available
sprinklers shall be required when otherwise may not be and it may be required
to provide private fire protection water storage with a private hydrant for
fire department use.
Plans indicate the ADU will have fire sprinklers and
following notes shall be included.
NOTE on the plans
that the building shall be protected by an approved automatic sprinkler system
complying with the edition of NFPA 13D currently adopted in Chapter 35 of the
California Building Code.
NOTE on the plans
that the designer/installer shall submit two (2) sets of plans, calculations,
and cut sheets for the underground and overhead Residential Automatic Sprinkler
System to this agency for approval.
Installation shall follow our guide sheet. Cut sheets shall include, but not limited to
piping, valves, gauges, and sprinkler heads.
NOTE on plans that smoke and carbon monoxide alarms shall be required in all
required locations in the primary dwelling.
If any devices are ten years old, or older, they shall be replaced like
for like, i.e. If the existing smoke and carbon monoxide alarms are battery
only they may be replaced with new devices with a ten year battery. If the existing house devices are 110V
hardwired, interconnected with a battery backup these may be replaced with the
same, but a ten year battery.
NOTE on the plans
where address numbers will be posted and maintained on the primary dwelling. Note on plans that address numbers shall be a
minimum of FOUR (4) inches in height and of a color contrasting to their
background.
CORRECT on plans, sheet G0.6, WUI note #2. Correct the code
cycle to the 2019 and remove reference to Santa Rosa Fire Safe Requirements.
NOTE on the plans
that the electric gate shall be equipped with the Central Fire District key
entry system.
The designer of record shall wet stamp and sign the
plans and documents as required by the California Business and Professions
