1. Please complete an accessibility cost documentation form if the adjusted construction cost as defined in CBC 202 does not exceed $186,172. Provide accessibility construction plans and specifications, as required. If the adjusted construction costs exceed this amount, full compliance with CBC 202.4 is required unless an unreasonable hardship can be established. An unreasonable hardship for will be required if that is the case. These forms are available at Accessibility (sccoplanning.com)
2. Provide an accessibility analysis of the existing facility that identifies the location and number sleeping cabins that comply with mobility requirements and/or communication requirements in CBC 11B-224. Additional work to the existing units of the building being altered or to other units on site may be required to bring the numbers up to current code per comment 1 above. CBC 11B-202.3, 11B-224.1.1
3. The meeting room in Glenwood Lodge is not shown to have an accessible route to the entrance. Please provide revised plans to show accessible vertical access and path to this room that connects an accessible site arrival point. See comment 1. CBC 11B-202.4
4. Please provide accessible details for the removed and replaced kitchenette. CBC 11B-202.4, 11B-212.2
5. Please correct the north arrow on Sheet A-0.2. According to the GIS system, the north arrow should be directed 90 degrees to the right from what is currently shown.
6. Please note the project is locate in SRA-Moderate in the data on A-0.2. Santa Cruz County Code 12.10.215(D) includes the following ammendement: Section 701A.3 of the 2019 California Building Code is hereby amended to delete Exceptions 1 through 4 and a new Section 701A.3.05 is added to read:
701A.3.05. All additions, and any replacements of building wood siding, windows, roofing, attic vents and foundation vents used in the exterior design and construction of existing buildings located within any High or Very High Fire Hazard Severity Zone within State Responsibility Areas must comply with the requirements noted in Chapter 7A of the 2019 California Building Code.
Exceptions:
1). Replacement of an area of wood siding not exceeding 100 sq. ft.
2). Replacement of a broken window or glass door.
3). Replacement of an area of roofing not exceeding 100 sq. ft.
4). Replacement of one attic or foundation vent.
7. Please include exterior wall alteration requirements in the energy compliance documents. Specify the wall assembly to include the insulation R-value on the plan to correspond.
8. Please include specifications for Wildland Urban Interface (WUI) compliant windows and sliding glass door on Sheet A-4.1 for new or altered areas. Windows, skylights and glazing in exterior doors shall have minimum one pane tempered, or may be rated 20 minutes, or glass block, or performance tested per SFM Standard 12-7A-2. CBC 708A
9. Please specify materials for underside of exposed roof where materials are to be replaced or new. Materials and methods approved for WUI are required. New or replacement materials shall be ignition resistant material, noncombustible material, or have a layer of 5/8” type X gypsum sheathing applied with siding over the top. Revised details on A-10.1. CBC 707A.3
10. Please include structural connection details and specifications for stair stringers.
11. Please clarify if outer edges of deck framing and stair landing framing will be replaced. Include all framing specifications and details.
