Building Review Comments

  1. Please review and fully address comments by all other review agencies. Review to follow.
  2. The Building Official, Martin Heaney, has determined this to be new construction. Please completely revise and submit all documentation to show the removal of an existing structure and the construction of a new ADU. This means complete plans and supplemental submittal of revised architectural, engineering, energy or otherwise. Review to follow.
  3. Based on the determination above, by default the energy package will require a PV system for a new ADU along with any other requirements. Review to follow.

Resubmittals: Please see the Permit Status webpage, ePlan User Guide, and ePlan Videos. Identify revisions with clouding.

Reviews: Additional fees are added to permits for comments leading to a 3rd review.

Building Review Comments

  1. Geotechnical, PLG300 form: Please submit a completed form that is stamped/signed by the geotechnical engineer referencing reviewed sheets by their final revision dates at resubmittal. Handouts & Forms/Grading, Geology & Soils
  2. Geotechnical Report(s): On the cover sheet, please identify the report(s), author(s), preparation date(s), addendum(s), and a statement that all construction must comply with the recommendations of the report(s). Recommendations must be clearly incorporated into the plans.
  3. Consultants, Sheet G0: The information is incomplete, on the cover sheet please list all consultants associated with the project and their complete contact information. Consultants may include energy, survey, civil, structural, geotechnical, geological, septic systems, etc.

Building Review Comments

  1. Energy: This project is processed under the 2019 code cycle, please the CF1R forms and the Mandatory features for the 2019 code cycle. Further, sheets EN-1 CF1R forms and EN-M Mandatory features show 2022 code requirements which include items that are not required nor proposed.

Update: 09-07-2023 - The building official is allowing the existing PV system installed by B-195393 to serve as the system required under the 2019 code cycle shown on the CF1R forms. Notes will be added to the cover sheet documenting this determination.

  1. PV Submittal: The 2019 CF1R requires a PV system as part of this permit and needs to be listed as a deferred submittal on the plans. On sheet GO please provide a deferred submittal list and include this note:“Deferred photovoltaic (PV) submittals must be processed independently and be approved prior to roof sheathing inspection.” CBC 107.3.4.1
