Architectural
1. Please add duct sizing in the deferred submittals lists, along with heating and cooling system on the cover sheet.
2. Air conditioning units are shown to be set away from the house, with refrigerant lines running under the driveway. Please provide manufacturer’s listed specifications for the installation requirements for these units to allow this.
3. Please dimension the deck area on the second-floor plan, Sheet A2. Coordinate the dimensions with the deck joist spans designed in the structural calculations.
4. Ramps serving the egress door required by Section R311.2 shall have a slope of not more than 1 unit vertical in 12 units horizontal (8.3- percent slope). Other ramps shall have a maximum slope of 1 unit vertical in 8 units horizontal (12.5 percent). Handrails shall be provided on not less than one side of ramps exceeding a slope of one unit vertical in 12 units horizontal (8.33-percent slope). Please provide ramp specifications and details for the ramp shown at the entrance door. Include ramp materials. For concrete, show how clearance to wood will be provided or indicate preservative treated wood. CRC R311.8, CRC R317.1, item 5
5. Please specify the elevator manufacturer and model on the plans and submit product installation requirements. Private residence elevators shall comply with ASME A17.1/CSA B44. The manufacturer’s drawings need to show the complete layout for the elevator, machine room, equipment, electrical, service access requirements, clearances, pit/overhead requirements, and required venting, as applicable to the approved listing. CRC R321.1
6. Please specify site built or pre-fabricated spiral stairs. Include specifications and details to verify compliance with CRC R311.7.10.1. If welded components are part of the spiral stairs, special inspection is required, unless approved fabricator certification is submitted. Pre-fabricated stairs may be listed as a deferred submittal on the cover sheet of the drawings CBC 1704.2.5
7. The garage floor plan shows steps at the sink/counter area. These steps do not appear to be serving any area. Please clarify with details and specifications and/or delete these steps.
8. Please identify the Viewrail guard system on the plans and key to the manufacturer’s listed specifications.
9. Please callout the fireplace unit manufacturer and model on the plans, or key to the specification to locate this information. The specifications will need to include listing numbers to verify approval. Typical listing agencies are Intertek, Warnock Hersey, UL, and ICC ESR.
10. Please callout the sauna manufacturer and model on the plans, or key to the specification to locate this information. The specifications will need to include listing numbers to verify approval. Typical listing agencies are Intertek, Warnock Hersey, UL, and ICC ESR.
11. Please include damproofing specifications for concrete foundation walls enclosing interior spaces and/or key to the specification number in the supplement documents. CRC R406.1
12. Please callout the decking material on the plans to correspond with the specifications, or key to the specification to locate this information.
13. Enclosed framing in exterior balconies and elevated walking surfaces that are exposed to rain or irrigation shall be cross-ventilated with openings providing minimum 1/150 of the area of each enclosed space. Please detail decks to comply. CRC R317.1.6
14. Please include details and specifications (and/or key to specifications) for porches and soffits and venting or an unvented condition. Unvented assemblies shall be in accordance with CRC R806.5 or CBC 1203.3.
15. Please key to the specifications for roof installation and materials from the roof plan.
16. Please revise specification 14B header to refer to the 2019 California Green Building Code, rather than the 2016.
17. Please revise specification 14B D to specify maximum flow rate for showerheads to be 1.8 gpm, rather than 2.0 gpm. CALGreen 4.303
18. In the Green Building notes on Sheet A.17, please note a minimum of 65% of the construction and demolition waste shall be recycled, reused on the project, or salvaged for later use or sale. CALGreen 4.408.1
19. Please include insulation types and R-values in the cross-section details to correspond with the energy compliance documents. R-38 is required in ceilings, R-23 in minimum 2x6 walls, R-7.5 in 1.5 inch furring at concrete walls, and R-19 in minimum 2x10 floor joists to separate conditioned and unconditioned areas.
Electrical
20. Please delete the pool heater from the plans on Sheet E.1, or note that it is not part of this permit.
21. Please include the required electrical setup for future EV charging on the electrical plans. Locate a listed cabinet, box or other enclosure to provide for a future electric vehicle charge with “EV CAPABLE” marking. A listed raceway to accommodate a 208/240-volt branch circuit to this area shall be provided. The electrical panel overcurrent device for the future charger shall be identified as “EV CAPABLE”. CALGreen 4.106.4.1
22. Please coordinate the electrical legend with the plans. For example, the plans have light fixtures with adjacent letters, but these letters are not in the legend and/or schedule. Sheet E.1 has a note “See E.2 for Light Fixture Schedule”, but there is no schedule on Sheet E.2.
23. Providing “DIM” in the schedule seems like this should be on the plans at applicable areas. Although not ideal, notes may substitute for required lighting control, including dimmers. However, if notes are used instead marking the electrical switches with “DIM”, the “DIM” should be removed from the schedule so that it is clearer.
24. “OS” is shown in the bathroom 1, 3, and pantry. Vacancy sensors are required to provide lighting control in these areas, unless occupancy sensors are noted to be manual on/automatic off. Also, other areas such as the master bath, laundry, garage, and mechanical room do not have any lighting control marks on the plans. Please provide consistency. Either show all rooms with vacancy sensor symbols or manual on/auto off occupancy sensors, or delete all the symbols and include the requirements in the notes for energy compliance. 25. “GFI” is marked in every required area except bath 1, bath 2 and the kitchen. Please add this mark in these areas to be consistent. CEC 210.8(A)
26. Please delete or revise note 6 on Sheet E.1. Maximum flow rate for showerheads is 1.8 gpm, rather than 2.0 gpm. CALGreen 4.303
Plumbing
27. Based on the total Btu demand, the gas pipe sizing shown on Sheet P1 is undersized. Using CPC Table 1215.2(27), minimum main branch will need to be 1 1/4”. Please revise the gas pipe sizing diagram.
28. Please specify minimum 4” waste drain to serve 4 or more water closets. [CPC Table 703.2]
29. Please correct the bookmarks such that the designated floor levels match the plan sheets.
Mechanical
30. Please delete the pool heater from the plans on Sheet E.1, or note that it is not part of this permit.
31. Please clearly identify areas on the lower level to be conditioned space vs. unconditioned space. Coordinate the total area with the energy compliance documents.
32. Please include the two central split air conditioning units on the drawings to correspond with the energy compliance documents. Include manufacturer’s listed specifications.
33. Please locate and identify the whole house ventilation system and method. The energy compliance documents design an exhaust only method using 116 cfm exhaust fan (one sone max.). CA Energy Standard 150(o)/ASHRAE Standard 62.2
34. Please correct the bookmarks such that the designated floor levels match the plan sheets.
Structural
35. Please complete and submit a special inspection form PLG-240. The Statement of Special Inspection of special inspections on Sheet S1.0 may substitute for the Statement of Special Inspection portion of the form. This form and a list of approved special inspection agencies is available under “forms” at http://www.sccoplanning.com/PlanningHome/BuildingSafety.aspx . [CBC 1704]
36. Stucco is indicated on the architectural elevation plans. Please revise the dead load tabulation in the structural calculations that currently use Hardy siding. Revise the corresponding calculations and plans, as necessary.
37. Structural calculations design 1FB4 as a W12x72 beam. Please coordinate the first floor framing plan with the calculations.
38. Please include steel column to plate connection and bolt embedment specifications on the foundation details, Sheet S6.0.
39. The Viewrail guard system has an ICC Evaluation Service report, ICC ESR-4798, associated with it. However, the post connection to the support framing is not included in the evaluation per the Conditions of Use in section 5.3 of the report. Please provide structural calculations and details for connections such that a minimum 200 lb. force applied to the top of the guardrail will be resisted. Include load transfer to framing, which will include rim board to deck joist load transfer. Provide structural details and specifications based on these calculations. [CRC R301.5]
40. Please remove red ink from detail 5/S7.0, as read is reserved for reviewer notes.
Civil
41. Please revise the civil plans to include the ramp at the entry door, as shown on the architectural and structural plans.

  2. Machine room is not shown on plans per Inclinator Elevette spec sheet 15. Please revise the plans to locate and identify the elevator machine room.

  3. Detail and spec support for spiral stairs. Include deck framing connections. Refer to manuf. specs in sup documents.

  4. Include support framing and anchorage details for the Viewrail guard system. See Item 5.3 in conditions of use in ECC ESR 4798, stating that this connection is not part of the approved report. Various options for connections to supports are in the Viewrail specifications. Please coordinate one of the options with the plans.

  5. The Sauna specifications do not include a listing. Please provide the listing. Typical listing agencies are Intertek, Warnock Hersey, UL, and ICC ESR.

  6. Please revise specification 14B header to refer to the 2019 California Green Building Code, rather than the 2016.
