4. Sheet G0.0. Please include pre-engineered and manufactured stairs and landings in the list of deferred submittals. CBC 107.3.4.2
5. Please revise the allowable area calculations on Sheet G.0.1 for the Building A. There is no need to analyze a building assuming more than three stories above grade plane. The allowable area is not exceeded none the less. CBC 506.2.4
6. Sheet G2.0. Please dimension exterior walkways at the front (west) area of the building. Minimum walkway width is 48 inches. CBC 11B-403.5.1
7. Sheet G2.0. Please key to a ramp detail for the ramp at the east side of the property along the walkway. CBC 11B-405
8. Sheet G3.0d and Sheet A6.3 sections. Roof/ceiling assembly G2 is keyed from the sections, but is not provided. Please include this assembly detail.
9. Sheet A1.1 and C5. Please include required curb cut and detectable warnings on the other side of the porte-cochere / covered entryway. Include corresponding curb cut and detectable warning details, to be referenced from all curb-cut areas. CBC 11B-247
10. Sheet A1.2a. Please provide structural specifications and details for roof framing, roof sheathing, footings, and framing connections for the two gazebos or provide separate structural plans.
11. Sheet A1.3b. Please include specifications for gates leading into the garden bed area. CBC 11B-404
12. Sheet A1.3b. Please specify materials for the route to at least one accessible planter box to be stable material. Decomposed granite with a binder may be used. CBC 11B-302.1
13. Sheet A1.3b and detail 9/A1.3c. Detail 9/A1.3c refers to a site plan for two different planter heights type A and B. Please include this information on a site plan.
14. Sheet A3.1b to A3.3b. Please include wall marks to correspond with the G3 series for wall assemblies.
15. Sheet A3.3a. The elevator machine room in wing A is shown to be part of enlarged plan on A5.1j. However, it is not included. Please include the elevator machine room or refer to detail on Sheet A7.6a. Minimum size and equipment clearances will need to correspond with the elevator manufacturer’s specifications. Installation of required fire extinguisher needs to be identified.
16. Sheet A3.3b. Please provide a detail or refer to detail on A7.6a for elevator machine room requirements. See previous comment.
17. Sheet A5.1a. Please include café and reception room door specifications. Include maneuvering clearances. CBC 11B-404.2
18. Sheet A7.6a. Please include elevator manufacturer’s rules that are referenced in the plan notes. Coordinate with other plans to ensure these requirements are met.
19. Sheet A8.2a. Please specify minimum 1.5-hour door assembly for door type 175 that is part of the fire wall that separates Buildings A and B. CBC Table 716.1(2)
20. Sheet A9.1a. Please detail and/or refer to a detail for the lavy mounting height and knee and toe clearances. CBC 1138A2
21. Sheet A9.4a, A9.4b. Please specify removable cabinets under the kitchen sinks within the units. Base cabinets (including toeboard and shelving) directly under kitchen sinks and work surfaces shall be removable without the use of specialized tools or specialized knowledge in order to provide knee and toe space. Include notes for insulated or otherwise protected drainpipes. CBC 1134A.8
22. Civil Sheet. The civil sheets need to be stamped and signed by the responsible engineer. 5536.1, 5537, 6735 California Business and Profession Code]
23. Sheet C6. Please include the words “NO PARKING” to be painted on the surface within each access aisle in white letters a minimum of 12” in height and located to be visible from the adjacent vehicular way. Typically, this is provided at the bottom of the access aisle (cross-hatched loading/unloading aisle). Note: The term handicap is considered derogatory and is outdated. It is advised that this term be removed from the plan. Accessible is the current terminology.
24. Sheet S1.2a. Section detail 8/S7.5 is marked at a faux deck. However, this detail is not provided. Please include this detail.
25. Structural sheets for elevator. Please include elevator upper support framing connections and details. Include hoist beam connections.
26. S2 sheets. Please include a legend for the S1 and S2 circled symbols that represent straps.
27. Please provide complete structural specifications and details for the “MC DECK 267” and roof above. Include all connection specifications and details.
28. Please provide complete structural specifications and details for the drive through entry/ Porte-cochere. Include connections.
29. Detail 3/S8.2. Please show the fire-wall assemblies to continue to the underside of the roof sheathing. Architectural detail should be provided to correspond. CBC 706.6, exception 4
30. Sheet P2.3. Please delete PVC material for waste and vent piping. ABS and PVC installations are limited to not more than two stories of areas of residential accommodation. CPC 701.2(2), 903.1.1
31. Sheet P2.4. It appears the gas piping is undersized. If the distance from the gas meter to the most remote outlet is 450 feet, and the total demand load is 2,970,000 Btu/Hr., which equates to 2700 cu.ft./Hr., then CPC Table 1215.2(1) requires a 4” pipe size from the main to the nearest outlet, then it may be sized down based on the resulting demand load down the line. If less conservative CPC Tables are used, please submit justification for the inlet pressure and pressure drop. Otherwise, revise the pipe sizing using CBC Table 1215.2(1).
32. Sheet P#.2a. Please key to the warming kitchen waste and vent isometric. Provide this isometric if not currently on the plans.
33. Sheet P3.4a and P3.4b. Please size the roof storm drains and show continuity of the drains to the exterior storm drainage system. CPC 1102
34. Sheet P5.1. Please provide an isometric for waste and vent at the kitchen. Identify air gaps for waste lines where required by CPC 801.
35. Sheet E0.0, Keyed Notes, add a note for the 1600A 480Y/277V MSP with a1200A GFP for the required performance test for the primary overcurrent. 2019 CECC 230.95(C)
36. Electrical Sheets. Please include electrical requirements for the elevators per manufacturer requirements on Sheet A7.6a.
37. FS Sheets with mechanical. Please have the project mechanical engineer review and approve (or revise) the kitchen exhaust, hood, and make-up air plans. §5536.1, 5537, 6735 California Business and Profession Code
38. Mechanical Sheets. Please include mechanical ventilation requirements for the elevators per the manufacturer’s requirements on Sheet A7.6a.
39. Interiors and Food Service Sheets. Please provide a review letter or review stamp for these sheets from the architect of record, who is responsible for coordinating the architectural plans with these sheets. CBC 107.3.4
40. SUP Docs. Please provide an update from the geotechnical engineer to include 2019 CBC provisions.
41. SUP Docs. The results of the Seismic mapping tool using Seismicmaps.org yielded more conservative numbers that what is shown in the calculations and on Sheet S0.1 in the plan set. For example, SDS comes up as 1.543 instead of 1.288 shown in the calculations and Sheet S0.1. It is odd that this has occurred because this office used the same input. Even changing occupancy risk factor to II yielded the more conservative numbers. Please recheck the numbers. Compare them with the Geotechnical Update. Please use the more conservative numbers. Revise the lateral design and plans, as necessary.
42. SUP Docs. Please include the geotechnical engineer information on pages one and two of the Special Inspection form PLG-240.
43. SUP Docs. Please include the project structural engineer’s information on page two of the Special Inspection form PLG-240 in the acknowledgement section.
44. SUP Docs. Please provide a plan review from the geotechnical engineer of record confirming that the proposed plans are in general conformance with the recommendations of the soils report. The review form PLG-300 is in “Assistance and Forms” at http://www.sccoplanning.com/PlanningHome/Environmental/GeologyandSoils.aspx .
45. G6.0a: Page 6 of 39 of the energy documents is missing from the plan sheet. Page 7 of 39 is printed twice. Please update.
46. Prior to permit issuance a commissioning plan shall be completed to document how the project will be commissioned. Complete descriptions of all measures or requirements necessary for commissioning shall be included in the construction documents (plans and specifications). Commissioning measures or requirements shall be clear, detailed and complete to clarify the commissioning process. CEnC 120.8(e) and (f)
47. A8.4a: Please specified proposed roofing products and provide documentation which verifies certification by the Cool Roof Rating Council. CEnC 140.3
48. Please note on the cover sheet of the plans that a Certificate of Acceptance for lighting controls is required by final inspection. The certificate shall be completed by a Certified Lighting Controls Acceptance Test Technician (CLCATT). A CLCATT may be found @ https://www.calctp.org/ CEnC 130.4
49. E4.1a – E4.3b: Please indicate the daylite zones on the plan sheet and indicate that zones are to be switched separately CEnC 130.1 and 140.6
50. Mechanical/Food Service: Please provide manufacture’s cut sheets for the proposed mechanical equipment for heating, cooling, residential and commercial exhaust.
51.Please indicate a minimum R-22 for the F1 floor assembly.

52. Please provide a reference for the exterior wall assembly in the sections (A6.3).

53. Please provide a reference for the interior walls and indicate a minimum of R19.

  2. Please include curb cut and detectable warning details. Reference to these details where shown on the plans. CBC 1112A.

  3. Please include 10” kick plate, opening force, hardware specifications for the exterior gates. CBC 11B-404.2.7 through 11B-404.2.10

Please revise the letter with a statement that the drawings correspond with the architectural plans or that there is no exception to the drawings, or similar statement. CBC 107.3.4

  10. Please provide a plan review from the geotechnical engineer of record confirming that the proposed plans are in general conformance with the recommendations of the soils report. The review form PLG-300 is in “Assistance and Forms” at http://www.sccoplanning.com/PlanningHome/Environmental/GeologyandSoils.aspx . An arborist review form was included in the latest submittal, but not a geotechnical engineer’s review.

1. (See previous correction item 1) The handrail detail 11/A1.3a keyed for the accessible ramp does not correspond to the retaining wall conditions shown on Sheet C7. Sheet C7 has a maximum 1.8’ tall (TW 125.0 and BW 123.2) retaining wall on one side of the ramp. The other side of the ramp is above the retained portion, so there is no wall to attach the handrail to. Please provide revised handrail details for the proposed conditions. Alternatively, if a cmu wall is to be constructed on top of the retaining walls, this needs to be clearly detailed on the plans. A section through the ramp should be provided to detail the handrail and cmu wall construction.

  2. Please revise new handrail detail 12/A1.3a to comply with the handrail extension and returns per. Also, include striping for visually impaired on this detail.

  CBC 1115A.6.2.3. At the top of stair flights, handrails shall extend a minimum of 12 inches horizontally above landings, beginning directly above the first riser nosing. Extensions shall return to a wall, guard, or the walking surface, or shall be continuous to the handrail of an adjacent stair flight. At the bottom of stair flights, handrails shall extend at the slope of the stair flight for a distance equal to one tread depth beyond the last riser nosing. Such extension shall continue with 12 inches minimum horizontal extension, shall be continuous to the handrail of an adjacent stair flight, or shall return to a wall, guard, or the walking surface. Handrail horizontal extensions shall be in the same direction as the stair flights.

  CBC 1115A.6.2.4. Handrails projecting from a wall shall have a space of 1 1 /2 inches minimum between the wall and the handrail. Handrails may be located in a recess if the recess is a maximum of 3 inches deep and extends at least 18 inches above the top of the rail. Any wall or other surface adjacent to the handrail shall be free of sharp or abrasive elements.

  CBC 1115A.5. Exterior stairs serving buildings on a site containing multifamily dwelling units shall have the upper approach and all treads marked by a stripe providing clear visual contrast. The stripe shall be a minimum of 2 inches wide to a maximum of 4 inches wide placed parallel to, and not more than 1 inch from, the nose of the step or upper approach. The stripe shall extend the full width of the step or upper approach and shall be of material that is at least as slip resistant as the other treads of the stair. A painted stripe shall be acceptable. Grooves shall not be used to satisfy this requirement.

  3. (See previous correction 2) Please revise the curb ramp details on Sheet C6. All curb ramps shall have a grooved border 12 inches wide at the level surface of the sidewalk along the top and each side approximately ¾ inch on center. All curb ramps constructed between the face of the curb and the street shall have a grooved border at the level surface of the sidewalk. See Figures 11A-3A through 11A-3K. CBC 1112A.8

  4. (See previous correction 3) Sheet A1.1. Please include keynote 52 on the plans at the gate locations. Also, revise the note to comply with the following:

  Gate surfaces within 10 inches of the ground measured vertically shall have a smooth surface on the push side extending the full width of the door or gate.
