PLAN CHECK COMMENTS

  1. For electronically submitted plans, please resubmit a complete set of plans and documents upon every resubmittal. Any missing plan sheets, missing stamps and/or signatures (where required) may delay the review process. All revisions must be clouded.
  2. Submit written responses addressing each plan review comments below and a summary of changes for any additional modifications. In each response, refer to specific detail or sheet, or specific page of the supporting documents. Show compliance with all comments within the construction documents. 
  3. NOTE:  Santa Cruz County does not have a construction waste management plan form. The following note included in the plan shall suffice: A minimum of 65% of the nonhazardous construction and demolition waste shall be recycled and/or salvaged.
  4. A geotechnical soils investigation report is required for new single-family, multi-family, habitable accessory buildings, new commercial buildings, all additions on slopes greater than 20 percent, dwelling additions greater than 500 square feet, commercial additions greater than 250 square feet or additions to any building which increase the habitable space by more than 50 percent.
  5. All additions, and any replacements of building wood siding, windows, roofing, attic vents and foundation vents used in the exterior design and construction of existing buildings located within any High or Very High Fire Hazard Severity Zone within State Responsibility Areas shall comply with the requirements noted in 2019 Sec R337 of the California Residential Code.
  6. A minimum Class B roof covering is required for all construction types in all localities.
  7. Braced wall method GB is not permitted and the use of method PCP, DWB, PBS, HPS and SFB is limited to one-story single-family dwellings or the top story of two-story single family dwellings, and accessory structures.
  8. The use of wood support posts or poles in all required structural retaining walls located on private property that are associated with habitable structures, required access roads and driveways, and required slope stability walls that create or protect the development envelope, is prohibited.

Sheet T1: Please clarify, under project data the note states no automatic fire sprinkler system, however under Fire Department Notes it states “All buildings shall be protected by an approved automatic fire sprinkler system …”, and the note at the bottom states “Fire Marshal variance for not meeting 500 gpm hydrant flow … due to added indoor sprinkler system”?

A3. Sheet A2.1: Per Santa Cruz County Municipal Code Section 12.10.215(E) & 12.10.220(B) when a non-compliant window is replaced in a sleeping room of an R-2 or R-3 occupancy and it is required to be an emergency escape and rescue window, the replacement window must comply with the emergency escape and rescue provisions of CRC R310.1 or CBC 1030 as applicable. Please add Sheet Note #10 for Emergency Escape and Rescue information to at least one of the new replacement windows in Bedroom #2.

Sheet E1.0: Please note on plans that the electrical outlets serving the kitchen countertop shall be GFCI protected per California Electrical Code Article 210.8(6), and also AFCI protected per California Electrical Code Article 210.12(A). Any of the (6) methods listed in 210.12(A) maybe used including installing a dual-function (AFCI/GFCI) circuit breaker to the circuits supplying the kitchen, or installing a Combination-Type AFCI circuit breaker on the circuit supplying the kitchen countertop          and GFCI receptacles.
