1st Routing Comments
1. Page 16 of the Soils report, recommendation 4.4.1.g states that slab on grade shall be on 2 layers of 2” sand fill. Please clearly show the limits of grading and disturbance in plan view form. Provide a cross-section which shows the soils report requirements for subgrade preparation.
2. Provide a detail for the swales between the new ADU and the northern property line. Provide spot elevations with enough detail to indicate that there is enough fall to meet the soils engineer guidelines. I recommend you obtain a survey of this site as it is very flat and ponding water or improper drainage could be a problem at this site.
3. Please show the location of downspouts, and show all downspouts directed to splashblocks.
4. After plans are prepared that are acceptable to all reviewing agencies, please submit an original wet-signed and stamped Soils (Geotechnical) Engineer Plan Review Form to Environmental Planning. Please note that the plan review form must reference the final plan set by last revision date. Any updates to report recommendations necessary to address conflicts between the report and plans must be provided via a separate addendum to the soils report. The author of the report shall sign and stamp the completed form. 5. Show the species and diameter at 4.5’ above grade of all trees on the parcel. It is unclear the size and diameter of the trees on the side of Assembly Ave. Please note that trees greater than 20” in diameter at breast height are protected from removal and a significant tree removal permit must be obtained to remove a significant tree. Please submit an arborist report for review and make application for a significant tree removal permit if this is part of the proposal.
