3. A1.11: Please indicate the method and required amount of combustion air for WH-3 in the relocated laundry room. CMC 701.1
4. A1.11: The laundry room meets the parameters for a confined space. Please indicate the method and the required amount of make-up air for the clothes dryer. CMC 504.4.1
5. A1.11: Please detail how any new or replacement siding meets WUI requirements (sheet note 11.34). CRC R337.7.3
6. A1.11: South and west elevation labels indicate sheet A2.09. Elevations are on sheet A2.11. Please edit.
7. A1.11: Please complete the section label.
8. A1.11: There are grey scale walls with hash marks at the exterior wall of the ADU. Are these the (N) DIE WALL? Please clarify “die wall” and provide shading agreement for clarification.
9. A1.11: Each dwelling shall be provided with a clothes washer hookup. Please locate washer hook-up in ADU. CPC Table 422.1
10. A2.10, A2.11: Please indicate how the exposed underside of exterior porch ceilings will be protected to meet WUI requirements (sheet note 11.50). CRC 337.7.6
11. A3.6: A minimum 6” metal flashing shall be installed vertically up the exterior wall at deck to wall intersections. CRC R337.9.1.1
12. A3.6: Please specify a finished deck surface which meets WUI requirements. CRC R337.9.3
13. A5.3: Dwelling units in two-family dwellings shall be separated from each other by wall and/or floor assemblies having not less than a 1-hour fire-resistance rating when tested in accordance with ASTM E 119 or UL 263. Fire-resistance-rated floor/ceiling and wall assemblies shall extend to and be tight against the exterior wall, and wall assemblies shall extend from the foundation to the underside of the roof sheathing. Please update fire separation details. Indicate if exceptions are applied. CRC R302.3
14. A6.2: Please specify the proposed spray foam insulation. Please provide documentation which verifies the proposed R-value per inch and that the insulation is air impermeable at the proposed thickness.
15. A6.2: Slab insulation is indicated on the ADU insulation schedule. The insulation is not included in the energy analysis (M0.16). The insulation is not required in climate zone 3 unless the slab is heated. If proposed the insulation shall be protected and termite resistant when in contact with the ground. Please detail if proposed or remove.
16. E2.31: Please update General Note 1. In addition to the GFCI protection please indicate AFCI protection for the Kitchen outlets per CEC 210.12(A).
17. E2.31: Please indicate required GFCI protected exterior receptacles with weatherproof covers at the rear of the ADU. CEC 210-52(E)(1)
18. Water Heater: Please include on the plans the following requirements. Systems using propane or gas water heaters shall meet the following. CEnC 150.0(n) A. A dedicated 125 volt, 20 amp electrical receptacle that is connected to the electric panel with a 120/240 volt 3 conductor, 10 AWG copper branch circuit, within 3 feet from the water heater and accessible to the water heater with no obstructions. In addition, all of the following: (1) Both ends of the unused conductor shall be labeled with the word “spare” and be electrically isolated; and (2) A reserved single pole circuit breaker space in the electrical panel adjacent to the circuit breaker for the branch circuit in A above and labeled with the words “Future 240V Use”.
B. A Category III or IV vent, or a Type B vent with straight pipe between the outside termination and the space where the water heater is installed.
C. A condensate drain that is no more than 2 inches higher than the base of the installed water heater and allows natural draining without pump assistance.
D. A gas supply line with a capacity of at least 200,000 Btu/hr. CEnC 150.0(n)
19. M0.16: Page 5 of the CF-1R indicates that the ADU roof in vented, while the insulation notes on A6.2 indicate an unvented assembly. Please update the CF-1R form if the unvented assembly is intended.
20. M0.16: Page 5 of the CF-1R indicates a radiant barrier at the ADU attic assembly. When spray foam is applied to the roof sheathing radiant barrier is not practical. Please indicate No on the CF-1R if spray foam will be installed.
21. M0.17: The water heater labels are reversed on the CF-1R document WH-1 is electric and WH-3 is gas. Please update the CF-1R form.
22. M2.10: Type B vent with straight pipe between the outside termination and the space where the water heater is installed (Key Note 12). CEnC 150.0(n)B
23. M2.10: Environmental air ducts the penetrate a fire resistive assembly shall maintain the assembly rating (Key Note 6 and 7).
24. M2.10, M2.11: Unless specifically listed by the manufacturer insect screen is not permitted in environmental air ducts and appliance vents. Please remove reference to insect screen at Key Notes 4, 5, 6, 7, 13, 15 and 18.
25. P0.2A: Please update the drain fixture units for water closets to 3.0 and resulting values at the House/ADU fixture load calculation table. CPC Table 702.1
26. P2.8: Fuel gas fixtures have been relocated and added. Please provide a gas line schematic for the ADU and House that indicates BTU values of all existing and proposed gas appliances, the developed length from the gas meter (regulator) to each appliance outlet, the minimum pipe size and the proposed gas pipe material. CPC 1215.0 and Table 1215.2(1) or Table 1215.2(27) for propane.
27. 10/S5.4: Please indicate a minimum length for the CS16 on the top and bottom of the deck joist.
