Please address the following comments:


  1. Enclosed framing in exterior balconies and elevated walking surfaces that are exposed to rain, snow or drainage from irrigation shall be provided with openings that provide a net-free cross-ventilation area not less than 1/150 of the area of each separate space. Please provide details and supporting calculations to show compliance. [CRC R317.1.3]
  2. Please provide manufacturer’s installation instructions for the proposed deck surface moisture barrier system. The system shall be listed and approved for the proposed assembly and the intended use. [CRC R106.1.6] [R109.1.5.3]
  3. Please provide ICC-ESR, UL or other recognized listing approval number and documentation for proposed deck surface moisture barrier system. The listing shall include the proposed assembly. [CRC R106.1.1]
  4. Please note on the plans that the proposed new fenestrations shall be: Tested and labeled to comply with the AAMA standards per CBC 1709.5.1; Safety glazing testing and labeling per CRC 308.1 & 308.4; Energy testing and NFRC certification per CEnC 110.6.
  5. Santa Cruz County requires all residential permit applications verification of smoke and carbon monoxide alarms at the existing residence(s). Please note on the plans that smoke detectors shall be installed in each sleeping room and on each floor level, and smoke and CO alarms outside each sleeping area on each floor level. Combination alarms are permitted. [CRC R314.3] [CRC R315.3]

Please address the following comments:


  1. The proposed design utilizing a single continuous soffit vent at the outboard perimeter of the deck/balcony does not provide cross-ventilation and therefore does not meet the intent of code compliance. As cited in previous review, enclosed framing in exterior balconies and elevated walking surfaces that are exposed to rain, snow or drainage from irrigation shall be provided with openings that provide a net-free cross-ventilation area not less than 1/150 of the area of each separate space. Please provide details and supporting calculations to show compliance. [CRC R317.1.3]
  2. Please provide manufacturer’s installation instructions for the proposed continuous soffit vent. [CRC R106.1.2]
  3. Manufacturer’s installation instructions for the proposed deck surface moisture barrier system does not include information that shows the product is approved as a substrate for the proposed concrete walking surface. Please include C.I.M. Industries Instruction Guide “Topcoats” (IG-7) listed on page 5 of the C.I.M. IG-4 document provided in the supplemental documents. The system shall be listed and approved for the proposed assembly and the intended use. [CRC R106.1.6] [R109.1.5.3]
