General:

1. Please state the occupancy group(s), construction type and whether the building is sprinklered or non-sprinklered on the plans. (ie. U/VB, Non-Sprinklered)

2. Please note on the plans that (as applicable to this project) the following codes that apply: 2022 California Building Code, 2022 California Fire Code, 2022 California Plumbing Code, 2022 California Mechanical Code, 2022 California Electric Code, 2022 California Energy Standards, 2022 California Green Building Code, 2022 California Residential Code and Santa Cruz County Amendments.

3. The Manufacturer’s Construction Drawings are based on the 2003 IBC. Please provide updated documents for the (current) 2022 CBC.

4. The Structural Calculations are based on the 2015 IBC. Please update per the (current) 2022 CBC.

5. The Calculations are not stamped and signed by the Structural Engineer and the Plans are stamped by a Washington State Engineer.  Plans and calculations are required to be stamped and signed by the California licensed architect or engineer, or other person, responsible for the plan preparation or which contain results of their analysis.  Please include the California license number, seal, and the date the plans are signed.  [CRC R301.1.3, §5536.1, 6735 California Business and Profession Code]

6. Per County of Santa Cruz Building Permit Application Requirements, no red “ink” is allowed on the plans or in the calculations. This color is reserved for County use. Please change 


Wildland-Urban Interface (WUI):

The proposed structure is in the State Responsibility Area (SRA) and the requirements of the Wildland-Urban Interface code (WUI), CBC Chapter 7A or CRC R337 apply.  Reviewing the site information on the County’s GIS system the fire severity rating is considered “High”.  Any new construction in the State Responsibility Area (SRA) located within any Severity Zone shall comply with the requirements of the Wildland-Urban Interface code (WUI) CRC R337.
The exceptions for garages and other U occupancies in a State Responsibility area have been deleted from CRC R337 and CBC 7A per Santa Cruz County Code. This structure shall comply with all Wildland Urban Interface construction requirements. [SCCC 12.10.220(G)]

8150:  Exterior Doors
8160:  Under Eave

7. Exterior Windows and Doors: Windows shall have minimum one pane tempered, or may be rated 20 minutes, or glass block, or performance tested per SFM Standard 12-7A-2.  Doors (including vehicle doors) shall have exteriors or cladding of noncombustible or ignition resistant material, or shall be minimum 1 3/8” solid core, or 20 minute rated, or performance tested per SFM Standard 12-7A-1 [CRC R337.8].  

8. Exterior Covering:  Siding to be ignition resistant material, noncombustible material, or have a layer of 5/8” type X sheathing applied with siding over the top.  State Fire Marshal approved siding assemblies may also be detailed.  If using a State Fire Marshal approved assembly, detail and reference to the listing number.  [CRC R337.7]

9. Roof Covering:  Roofs shall have a roofing assembly installed in accordance with its listing and the manufacturer's installation instructions.  Roof assemblies in the Fire Hazard Severity Zones shall be Class A rating when tested in accordance with ASTM E108 or UL790.  (CRC R337.5.1) 

10. Roof Eaves and Roof Soffit and Covered Porch Ceilings:  The exposed roof deck on the underside of unenclosed roof eaves and exposed underside of covered porch ceilings shall consist of one of the following: 
a) Noncombustible material. 
b) Ignition-resistant material. 
c) One layer of 5/8-inch Type X gypsum sheathing applied behind an exterior covering on the underside exterior of the roof deck.  
d) The exterior portion of a 1-hour fire resistive exterior wall assembly applied to the underside of the roof deck designed for exterior fire exposure.  CRC R337.7.4.  
e) Porch ceiling assemblies with a horizontal underside that meet the performance criteria in accordance with the test procedures set forth in SFM Standard 12-7A-3.
Gable end overhangs and fascia and trim boards are an exception to this requirement [CBC 707A.5]
Product must be listed specifically for horizontal/ under eave use.  

11. Roof Gutters:  Roof gutters shall be provided with the means to prevent the accumulation of leaves and debris in the gutter.  Please show on plans.  (CRC 337.5.4)

12. Vents: (July 1, 2021 update) Vents at gable ends, ridge ends, under eaves, crawl spaces, foundation and other vertical wall vents shall be listed by the California State Fire Marshal per  CRC R337.6 or shall be WUI vents listed to ASTM E2886 meeting ember, flame, and temperature requirements. (CRC R337.6.3)

13. Floor Projections:  The exposed underside of a cantilevered floor projection or exposed under floor shall consist of one of the following:  1. Noncombustible material.  2. Ignition-resistant material.  3. One layer of 5/8-inch Type X gypsum sheathing applied behind an exterior covering on the underside exterior of the roof deck.  4. The exterior portion of a 1-hour fire resistive exterior wall assembly applied to the underside of the roof deck designed for exterior fire exposure.  (CRC R337.7.7) Please show compliance.


Architectural/ Structural:

14. Please provide specifications and approved listing (ICC, ESR, or similar) for proposed yurt. To ensure compliance with all applicable WUI requirements per comments in section above, please include listings from the State Fire Marshal. 

15. Santa Cruz County Code 12.10.215(J) requires a minimum 30-inch net clear opening for all new or reframed doorways, excluding shower doors or doors serving closets that are less than 36” deep. 

16. Please show landings at exterior doors. Indicate that the finished surface of the exterior landing at the main egress doors to be not more than 1-1/2 inches below the top of the threshold. (CRC R311.3.1).  Exterior landings at doors that are not the main egress shall be not more than 7 ¾” below the top of the threshold, provided the door does not swing over the landing. Every landing shall have a dimension of 36 inches minimum in the direction of travel. Show on Floor Plan. (CRC R311.3)

17. Show details for proposed exterior steps at proposed exterior doors on the plans, either on a section or as separate details (not just general notes) and provide a dimension for width of stair. Stair width must be 36” minimum clear. 
a. Risers: Maximum riser height is 7 3/4" inches. Open risers are limited in R-3 occupancies to spaces less than 4-inches wide (show dimension of open space). CRC R311.7.5.1 

b. Tread: Minimum tread depth is 10 inches.  CRC R311.7.5.2.1


18. Clearly indicate on Floor Plans that minimum one pane tempered or rated 20 minutes, or performance tested per SFM Standard 12-7A-2 for all exterior windows and glazing in doors per WUI requirements. See Comment #7 above.

19. Preservative treated wood or products will a natural resistance to decay are required where wood joists or the bottom of a wood structural floor are closer than 18 inches or wood girders are closer than 12 inches to the exposed ground in crawl spaces. (CRC R317.1)

20. Any fasteners and/or connectors in contact with preservative-treated wood shall be of hot-dipped zinc-coated galvanized steel in accordance with ASTM A-153, or of stainless steel.  [CRC R317.3.1, CBC 2304.10.5]

21. Please note on the plans that concrete compressive strength shall be a minimum of 3,000 psi and Grade 60 reinforcing steel for residential structures assigned to Seismic Design Category D0, D1, or D2 unless supported by an alternate structural design.  (CRC R404.1.3.3.1 and R404.1.3.3.7.1).


Cal Green Residential:

Please provide the following information from the 2022 California Green Building Code in plan notes and documents.  The county has adopted only the mandatory requirements.  This code may be viewed at http://www.bsc.ca.gov/default.htm. 

22. Please indicate that a minimum of 65% of the construction and demolition waste will be recycled, reused on the project, or salvaged for later use or sale.   (CGBC 4.408.1) 

23. Please note on the plans: “Finish materials including adhesives, sealants, caulks, paints and coatings, aerosol paints and coatings, carpet systems, carpet cushion, carpet adhesive, resilient flooring systems and composite wood products shall meet the volatile organic compound (VOC) emission limits in accordance with the California Green Building Standards Code, Chapter 4, Division 4.5.” (CRC R340, CBC 1212)

Mechanical/ Electrical/ Plumbing:

24. Provide exterior lighting at exterior doors.  At least one wall switch-controlled lighting outlet shall be installed to provide illumination on the exterior side of outdoor entrances or exits with grade level access. (CEC 210.70(A)(2)(b)) Lighting shall comply with Energy lighting requirements per following comment.

25. Please specify lighting and/or switch choices on the floor plan that meet the 2022 California Energy Code section 150(k).  Notation alone is not acceptable. 
ALL lighting must be high efficacy. Show high efficacy luminaire types and specify if JA8-2016 or JA8-20160-E labeling is required. CEnC 150.0(k)1A, 150.0(k)1G, 150.0(k)2K, Table 150.0-A.  

Exterior: Exterior lighting, attached to any building shall be controlled by a motion sensor with photocontrol, or controlled with an astronomical time clock.

26. Smoke detectors and Carbon Monoxide alarms are required at the existing residence.  Please provide a note to indicate smoke detectors are required in each sleeping room and on each floor level, and smoke and CO alarms outside each sleeping area on each floor level.  Combination alarms are permitted. [CRC R314.3, R315.2]
