Review No:1
1. Please include the soils report (Revised – Geotechnical Design & Debris Flow Hazard Risk Assessment Report, dated June 24th 2022 by Cal Engineering & Geology) in the supplemental documents. 

2. After plans are prepared that are acceptable to all reviewing agencies, please submit a completed Soils (Geotechnical) Engineer Plan Review Form to Environmental Planning. The Consultants Plan Review Form (Form PLG-300) is available on the Planning Department’s web page.  The authors of the soils report shall sign and stamp the completed forms.  Please note that the plan review form must reference the final plan set by last revision date.

3. Please show how runoff will be controlled and conveyed for all improvements.

4. 2022 California Building Code (CBC) Section 1804.4 requires that grades adjacent to buildings be sloped away at 5-percent for 10 feet. Where property lines or physical obstructions prohibit 10 feet of horizontal distance, a 5-percent slope shall be provided to an approved alternative method of diverting water away from the foundation. Swales used for this purpose shall be sloped a minimum of 2 percent where located within 10 feet of the building foundation. The 5-percent slope may be reduced to 2-percent for impervious surfaces or where climatic or soil conditions warrant (this requires submission of a written analysis by the geotechnical engineer of record that clearly supports the exception).

5. Per County Code Section 7.79.100 (Best Management Practices for Construction Activities), please submit a stormwater pollution control plan that meets the requirements set forth in the County’s Construction Site Stormwater Pollution Control BMP Manual. The Manual may be found on our website: www.sccoplanning.com under the “Environmental” tab, “Erosion and Stormwater Pollution Control”, then “Construction Site Stormwater BMP Manual”. Part 2 of the manual lists Stormwater Pollution Control Plan requirements; please use this as a guide for preparing the plan. At a minimum please include:
A. Location of equipment/materials storage and staging areas;
B. Proposed construction waste control measures;
C. Proposed sediment control measures; and 
D. Seed and straw mulch specification per Part 2 Section of the Manual.
