1. Improvement plans by registered civil engineer are required. Topo should include frontage to State Park Drive. Engineer must evaluate door threshold heights in relation to sidewalk heights, and current plans on file for future sidewalk along this frontage. If existing door swings out into the right of way then its possible with any future building permit that may be reviewed.
2. Driveway shall line up with handicapped parking space. Fig DW-1 County Design Criteria
3. ADA wraparound required. Fig ST-6c County Design Criteria
4. Redwood tree likely has to be removed.
5. General Comments for Building Permits with driveway/parking requirements below, check to make sure you’ve covered.
6. Existing Site Plan (separate sheet) shall include but not be limited to: d. Right-of-way boundaries – double dash e. Parcel boundaries – double dash f. Topography g. Utilities h. Features including County roads, private roads, driveways, parking areas, fences
7. Proposed Site Plan (separate sheet) shall include but not be limited to: i. Right-of-way boundaries - double dash j. Parcel boundaries – double dash k. Finish grade topography l. Relocated/new utilities m. Proposed improvements iii. Reference Figures from County Design Criteria as appropriate ie. driveway and trench details
8. For driveway, the plan view and profile/drainage requirements in the County Design Criteria are required to be met. Show driveway profile. See pgs 206-212 for standard driveways (Figure DW-1 through DW-7).
9. Show proposed concrete and asphalt concrete areas with hatch, indicate structural section as appropriate: n. County right of way: 3” AC over 9” AB o. Private road: 2” AC over 6” AB p. Driveways/parking: 2” AC over 6” AB or alternative, see County Design Criteria
10. Show saw cuts

1.      Please meet all comments from DPW Traffic, Transportation, and Road Engineering, plus any other agency requests for improvements in the right of way.

2.     An encroachment permit will be required for all work proposed in the county right-of-way. Before your building application can be approved please submit an encroachment permit application with plans (only the sheets showing work in R-O-W) via email toDpwEncroachments@santacruzcounty.us .
