1. Please include the referenced geotechnical report in the supplemental documents in order to verify design criteria.
2. Manufacturer’s installation manual that are stamped by HCD or HCD approved third-party Design Approval Agency and/or quality Assurance Agency is required. An architect or engineer’s signature does not need to be on these installation manuals. Approval stamps may be by a Federal review agency like RADCO or HWC. There are no expiration dates for these third party stamps. Please include the required document in the supplemental file.
3. Welding is included in the plan set and is a special inspection item. Additionally, concrete design values in excess of 2,500 psi require special inspection. Please update the special inspection form in the supplemental file. These special inspection items require a pre-approved inspection agency. Refer to the approved agency list. The engineer of record is not acceptable for these inspections.
4. The continuous foundation analysis references the 2019 CBC on page 6 of the analysis. Please update to the 2011 code cycle.
5. Please provide stair and landing details for units 19 and 20 (identified as MOD 1 and 2). Details shall be WUI compliant. CRC R337.9.3
6. A minimum 6” metal flashing shall be installed vertically up the exterior wall at deck to wall intersections. CRC R337.9.1.1
7. Please indicate the proposed utilities for the 6 units that locate electric, water, waste and fuel gas service lines to the new dwellings. Please indicate pipe, conduit and service size.
8. TP: The plan indicates that the plans are for an accessible unit. Does this apply to all six units? Please specify applicable units if there are variations.
9. TP: Please include the foundation and structural ramp sheets in the sheet index.
10. F1 and F1: Please indicate the applicable unit numbers on the plans sheet for the p[roposed type of foundation.
11. Key sheet and S-0: Please indicate which specific ramp details will be applied at the site. It appears that these ramps will serve Units 15 - 18 (MOD 3 – 6).
