P3. Where a shower receptor has a finished dam, curb, or threshold, it shall be not less than 1 inch (25.4 mm) lower than the sides and back of such receptor. In no case, shall a dam or threshold be less than 2 inches (51 mm) or exceeding 9 inches (229 mm) in depth where measured from the top of the dam or threshold to the top of the drain. Each such receptor shall be provided with an integral nailing flange to be located where the receptor meets the vertical surface of the finished interior of the shower compartment. The flange shall be watertight and extend vertically not less than 1 inch (25.4 mm) above the top of the sides of the receptor. The finished floor of the receptor shall slope uniformly from the sides towards the drain not less than 1/8 inch per foot (10.4 mm/m), nor more than 1/2 inch per foot (41.6 mm/m). Please demonstrate compliance. CPC 408.5

P4. Please detail special island venting for the island sink in the SFD. Traps for island sinks and similar equipment shall be roughed in above the floor and shall be permitted to be vented by extending the vent as high as possible, but not less than the drainboard height and then returning it downward and connecting it to the horizontal sink drain immediately downstream from the vertical fixture drain. The return vent shall be connected to the horizontal drain through a wye-branch fitting and shall, in addition, be provided with a foot vent taken off the vertical fixture vent by means of a wye branch immediately below the floor and extending to the nearest partition and then through the roof to the open air, or shall be permitted to be connected to other vents at a point not less than 6 inches (152 mm) above the flood-level rim of the fixtures served. Drainage fittings shall be used on the vent below the floor level, and a slope of not less than 1/4 inch per foot (20.8 mm/m) back to the drain shall be maintained. The return bend used under the drainboard shall be a one-piece fitting or an assembly of a 45-degree (0.79 rad), a 90-degree (1.57 rad), and a 45-degree (0.79 rad) elbow in the order named. Pipe sizing shall be as elsewhere required in this code. The island sink drain, upstream of the returned vent, shall serve no other fixtures. An accessible cleanout shall be installed in the vertical portion of the foot vent. CPC 909.1.

P5. Please detail and calculate storm water roof drainage requirements. Size roof drainage, leaders and gutters per Table 1103.1, 1103.2 & 1103.3. Please depict required cleanouts for storm drains on the plans in compliance with CPC 719. R106 & CPC 1101.

S3. Provide design criteria on the plans for this project. This shall include the currently adopted code, roof dead and live loads, seismic criteria and wind criteria. CBC 1603.1

S4. Provide structural specifications and general structural notes on the plans for all structural materials employed for this project. CBC 1603.1

S5. Provide complete structural notes and typical details for this project. For example, but not limited to, typical reinforcement bar laps, typical wood framing and top plate lap splice. CBC 1603.1

S6. Provide on the cover sheet a list of all deferred submittals (shop drawings along with calculations noted to be signed by a registered California Engineer) per CBC 107.3.4.1. Please indicate “...these deferred submittals (shop drawings) shall first be submitted to the project architect and/or engineer of record for review and coordination. Following the completion of the review and coordination by the architect/engineer of record; a submittal may then be made to the Santa Cruz County Building Department for review and approval, which shall include a letter stating this review and coordination has been performed and completed and plans and calculations for the deferred items are found to be acceptable (e.g., with regard to geometry, load conditions, etc.) with no exceptions.” The list should contain but not necessarily be limited to the following items:

  1. Pre-manufactured roof trusses

S7. Provide design criteria notes on the plans for the premanufactured roof trusses used for this project. Please include all dead and live loads and lateral in-plane and out-of-plane lateral loads required for the truss design. CBC 1604.2

S8. Revise all detail references on sheets S-102 & S-103, since many reference details that cannot be found. CBC 1603.1

S9. Revise all structural details on sheet A-506 to indicate all structural elements required for a complete vertical and lateral load path. This shall include all structural anchors, uplift clips, hangers, nailing, etc. CBC 1603.1 & 1604.9

S10. Provide structural details to clearly indicate the connection of all Simpson Strongwalls to the concrete foundation and to the double top plates. CBC 1604.9

S11. Amend detail B/S-103 for the following items:

  1. Indicate the specific CMST strap, since the Simpson catalog has different CMST straps available.
  2. Indicate the length and required nailing of the CMST strap. CBC 1604.9

S12. Revise detail C/S-102 to indicate a Microllam, Parallam or Timberstrand blocking at the first joist bay, since solid sawn dimension lumber may not be used as blocking, as indicated in the latest edition of the Trus Joist catalog. CBC 1603.1

S13. Revise the roof framing plan in sheet S-103 for the following items:

  1. Indicate the Parallam beam at the dining/great room, in accordance with the structural calculations on page 2. CBC 1603.1
  2. Indicate the Parallam beam at the garage. CBC 1603.1

S14. Review and coordinate the following items on sheet S-102:

  1. The type of shearwall along gridline “2”, since it deviates from the structural calculations on page 4. CBC 1604.9
  2. The type of shearwall along gridline “D”, since it deviates from the structural calculations on page L8. CBC 1604.9

S15. Amend the shearwall type for the shearwall along gridline “B” on sheet S-103, since it deviates from the structural calculations on page L8. CBC 1604.9

S16 Since some lines of the lateral resisting system occur at angled wall lines, the orthogonal effects of the structure shall be considered. The effects shall be satisfied by designing the lateral resisting elements for 100 percent of the design seismic forces in one direction plus 30 percent of the design seismic forces in the perpendicular direction. Revise the drawings as required. ASCE 7-16, section 12.5.3.1

S17. Amend all foundation details on sheet S-101 to clearly indicate that all sill plate anchor bolts have a 3” square by 0.229” thick plate washer, in accordance with AF&PA SDPWS 2015 Edition, Section 4.3.6.4.3
