Please address the following comments:


  1. Please clearly state in the project description of sheet A0.0 the previous use for the unit. No change shall be made in the use or occupancy that would place the unit in a different division of the same group of occupancies or in a different group of occupancies, unless the unit is made to comply with the requirements of the California Building Code for such division or group of occupancies.   2. Please clearly state the adjacent tenants’ occupancies and uses. Separated occupancies shall be individually classified in accordance with California Building Code Section 302.1. Each separated space shall comply with California Building Code based on the occupancy classification of that portion of the building. [CBC 508.4.1]
  3. Specify sprinklered or non-sprinklered for adjacent tenants. [CBC 508.4]
  4. Please provide building sections to adequately represent the new and existing construction. [CRC R107]
  5. Please detail fire-resistive assemblies in accordance with an approved listing. Specify the required ratings. Reference the assemblies to an approved source. These sources may be from the Tables in Chapter 7 of the CBC, the Gypsum Association’s Design Manual, or Underwriter’s Laboratory. [CBC 703]
  6. Please provide firestopping details that show a tested/listed firestop system for those items penetrating fire-resistive assemblies. If the precise firestop system(s) to be used is unknown, please include this as a deferred submittal on the cover sheet of the drawings. [CBC 714]
  7. The scope of work involves changes to the demising walls. Demising walls are part of the building envelope. Please provide a completed certificate of compliance NRCC-ENV-E (https://www.energy.ca.gov/filebrowser/download/5256). Include any additional information on the form that affects the building envelope. [CEnC 141.0(b)1]
  8. Please show on 3/A2.1 the required insulation shall be a minimum of R-13. [CEnC 141.0(b)1B2]
  9. When the adjusted construction cost does not exceed the current valuation threshold of $195,358 (2023), accessibility compliance for existing features shall be provided; but in no case shall the cost of compliance be less than 20 percent of the adjusted construction cost of alterations, structural repairs or additions. The adjusted construction cost of alterations, structural repairs or additions shall not include the cost of alterations to path of travel elements required to comply with Section 11 B-202.4. In choosing which accessible elements to provide, priority should be given to those elements that will provide the greatest access in the following order:
  • An accessible entrance;
  • An accessible route to the altered area;
  • At least one accessible restroom for each sex or one accessible unisex (single-user or family) restroom;
  • Accessible telephones;
  • Accessible drinking fountains; and
  • When possible, additional accessible elements such as parking, storage and alarms.

  4. Please provide manufacturer’s specifications and installation instructions for the proposed Florestone manufactured shower compartment.   5. Please detail the shower compartment folding seat dimensions on 6/A5. [CBC 11B-608.4]
  6. Please show that the shower compartment folding seat allowable stresses shall not be exceeded for materials used when a vertical or horizontal force of 250 pounds is applied at any point on the seat, fastener, mounting device, or supporting structure. [CBC 11B-610.4]
  7. Please revise 6/A5 to show that the grab bar will not extend over the folding seat when the seat is in the horizontal position ready for use. [CBC 11B-608.3.2]
  8. Please revise 6/A5 to show the shower controls, faucets and the shower spray unit shall be located a minimum 16” and 27” maximum from the seat wall; and shall be located above the grab bar, but no higher than 48” above the shower floor. [CBC 11B-608.5.2]
  9. Please show the shower spray units shall deliver water that is 120°F maximum. [CBC 11B-608.6]
  10. Please show the floor or ground surfaces of showers shall be sloped 1:48 maximum in any direction. Please show where drains are provided, grate openings shall be ¼” maximum and flush with the floor surface. [CBC 11B-608.9]
  11. Please provide manufacturer’s specifications and installation instructions for the proposed Haws drinking fountain / bottle filler.   12. Please revise the plans and details to show drinking fountains shall either be located completely within alcoves, positioned completely between wing walls, or otherwise positioned so as not to encroach into pedestrian ways. [CBC 11B-602.9]
  13. Please provide information on the plans and details that show required drinking fountain compliance. Drinking fountains shall comply with Sections 11B-602.1 through 11B-602.6, 11B-602.8 and 11B-602.9 of the California Building Code and one drinking fountain shall comply with Sections 11B-602.7 and 11B-602.9 of the California Building Code.

Exception: Where a single drinking fountain complies with Sections 11B-602.1 through 11B-602.9 of the California Building Code, it shall be permitted to be substituted for two separate drinking fountains. [CBC 11B-211.2]

  1. Please provide information on the plans and details that show required bottle-filling station compliance. Bottle-filling stations shall comply with Sections 11B-307 and 11B-309 of the California Building Code.

Exception: Where bottle-filling stations are provided at a drinking fountain for standing persons, the bottle-filling station is not required to comply with this section provided a bottle-filling station is located at the drinking fountain complying with Sections 11B-602.2 through 11B-602.6 of the California Building Code.   1. Please provide the manufacturer's specifications and installation instructions for all proposed new mechanical equipment (heat pump, rooftop unit, fans, air devices).   4. When modifications to the electrical installation occur that affect the available fault current at the service, the available fault current shall be verified or recalculated as necessary to ensure the service equipment ratings are sufficient for the available fault current at the line terminals of the equipment. The required field marking(s) in California Electrical Code 110.24(A) shall be adjusted to reflect the new level of available fault current. Please provide compliance. [CEC 110.24(B)]
  5. Service equipment at other than dwelling units shall be legibly marked in the field with the available fault current. The field marking(s) shall include the date the fault-current calculation was performed and be of sufficient durability to withstand the environment involved. The calculation shall be documented and made available to those authorized to design, install, inspect, maintain, or operate the system. Please provide compliance. [CEC 110.24(A)]
  6. Please revise the feeder schedule on sheet E2.0 to identify the conduit type. [CEC 300] [CEC Annex C]
  7. Please show with the feeder schedule on sheet E2.0 the feeder conductor length. Conductors for feeders shall be sized to prevent a voltage drop exceeding 3% at the farthest outlet of power, heating, and lighting loads, or combinations of such loads, and where the maximum total voltage drop on both feeders and branch circuits to the farthest outlet does not exceed 5%, will provide reasonable efficiency of operation.   8. Please show that all 125-volt through 250-volt receptacles supplied by single-phase branch circuits rated 150 volts or less to ground, 50 amperes or less for the following locations shall be protected by GFCI: Bathrooms, Sinks, Indoor damp and wet locations, Locker / Shower rooms, Laundry areas, Shower stalls (where receptacles are installed within 6’ of the outside edge of the shower stall). Building Review Comments

  1. Please provide analysis and calculations for the interior walls supporting the ceiling above the accessible bathroom and shower. Any wood stud wall that supports more than 100 pounds per linear foot of vertical load in addition to its own weight shall be considered load-bearing and must be designed to meet provisions of a load bearing wall. [CBC 202 Definitions (Wall, Load-Bearing)]
  2. Adjacent spaces despite being conditioned spaces are separate tenancies with separate building envelopes conditioned by separate space conditioning equipment. The individual spaces shall be evaluated separately – not combined. As previously stated, the scope of work involves changes to the demising walls. Demising walls are part of the building envelope. Please provide a completed certificate of compliance NRCC-ENV-E (https://www.energy.ca.gov/filebrowser/download/5256). Include any additional information on the form that affects the building envelope. Simply adding R-13 batt insulation to demising walls does not satisfy the requirements.. [CEnC 141.0(b)1]
