Building Review Comments


1.       Sheet A1.1: There is a Sheet E0.11 in the plan set which is not listed in the sheet index, please revise as applicable. CBC 107.2.1

2.       Sheets A1.3, A1.4, & A1.5: CalGreen forms were provided, however please complete each section by marking Y (yes, applicable) or N/A (not applicable). CBC 107.2.1

3.       Sheets A1.1 & A3.2: Sheet A1.1 lists the number of stories as one, however Sheet A3.2 under Dry Storage Calculation lists a second floor, please clarify and provide all plans and details related to all proposed work under the scope of this permit including storage shelving racks and second floor plans as applicable. CBC 107.2.1

4.       Sheet A3.2: Please provide on the plans as part of the code analysis per CBC 107.2.1 all Occupant Use Groups per CBC 302.1 of all adjacent tenants on all sides (and above or below) as applicable, show compliance with CBC 508.4 for separations between this proposed tenant space under this permit and other existing adjacent tenants.

5.       Sheet A3.2: Please note on the plan per CPC 507.2 water heaters shall be anchored or strapped to resist horizontal displacement due to earthquake motion, strapping shall be at points within the upper one third (1/3) and lower one-third (1/3) of its vertical dimensions, at the lower point, a minimum distance of four (4) inches shall be maintained above the controls with the strapping.

6.       Sheet A3.2: For clarification please revise the occupant load calculation factors as follows, room 103 from 200 (this area is not really a kitchen) to 150, and room 107 from 200 to 300 (for storage). CBC 1004.5

7.       Sheet A3.3: Please note on plans compliance with CBC Table 803.13 as follows, any new wall or ceiling finishes, as applicable, in B Occupancy Group areas with automatic fire sprinklers shall have a minimum of Class B for interior exit passageways, and a minimum of Class C for corridors, rooms, and enclosed spaces. Any new wall or ceiling finishes, as applicable, in an A Occupancy Group area with automatic fire sprinklers shall have a minimum of Class B for interior exit passageways, corridors, and a minimum of Class C for rooms, and enclosed spaces. Any new wall or ceiling finishes, as applicable, in an S Occupancy Group area with automatic fire sprinklers shall have a minimum of Class C for interior exit passageways, corridors, rooms, and enclosed spaces.

8.       Please provide a Santa Cruz County statement of Special Inspections and Testing Agreement Form per CBC 1704.3/CRC R109.1.5.2 the registered design professional in responsible charge shall prepare a statement of special inspections in accordance with CBC Section 1704.3.1 for submittal.

9.       Sheet E0.11: Please provide the responsible designer’s printed name on the form.

10.   Sheet EL2.10: Please indicate on the plan compliance for emergency lighting for the newly reconfigured tenant spaces as follows, per CBC 1008.2.1 the means of egress illumination level shall be maintained at not less than 1 footcandle (11 lux) at the walking surface, illumination levels shall be permitted to decline to 0.6 footcandle (6 lux) average and a minimum at any point of 0.06 footcandle (0.6 lux) at the end of the emergency lighting time duration, a maximum-to-minimum illumination uniformity ratio of 40 to 1 shall not be exceeded. Note on the plan per CBC 1008.3 the power supply for means of egress illumination shall normally be provided by the premises’ electrical supply. Note on the plan per CBC 1008.3.4 the emergency power system shall provide power for a duration of not less than 90 minutes and shall consist of storage batteries, unit equipment or an on-site generator, the installation of the emergency power system shall be in accordance with CBC Section 2702.

11.   Sheet P2.0: Please indicate compliance and add this note to the plan: All plumbing fixtures including dishwashers (except for bathroom fixtures) shall be routed through grease waste as referenced in the California Plumbing Code section 1014.3.2 and local ordinances.

12.   Sheet P2.1: Please indicate compliance and add this note to the plan: Per Santa Cruz Municipal Code Section 12.10.230(C) new gas piping systems, replacement gas piping systems, and new or replacement gas meter installations, shall have a listed and approved earthquake-actuated gas shutoff valve (sized for the BTU demand of the entire gas system) installed just prior to the meter connection or connection to a propane tank, prior to the release of utilities.

13.   Provide a site plan to show existing conditions confirming compliance with CBC 11B-202.4.

14.   Sheet A3.2:  At the accessible dining seats, clarify table support location(s) and ensure clearances are maintained per CBC 11B-306 (center post? Corner posts?).

15.   Sheet A3.2, A4.1:  Clarify if any work is proposed at the existing restroom per CBC 11B-202.4 or if all elements are existing to remain.

16.   Sheet A3.3:  At Door 105A, dimension compliance with CBC 11B-404.2.11 at the vision panel (43” maximum to bottom of glazing).  Coordinate with interior elevations at Sheet A4.1 as necessary.

17.   Sheet E0.00, E2.01:  Confirm and specify lighting complies with CBC 11B-307 at wall mounted and decorative lighting (4” maximum wall protrusion; 80” headroom clearance).

PC2 Comment: The form was provided, however the printed name, signature, and date signed of the Responsible Employee of the Testing Agency is missing on page one, and the contractor’s acknowledgement section with contractor’s license number, printed name, signature, and date signed are missing on page two, provide all of the missing information as required, comment remains unresolved.

2nd Review Comment:  The revised plan specifies the restroom to be remodeled at Sheet A3.1, but the extent of the remodel work is unclear in the plan set.  The responses specify new fixtures and finishes but the proposed floor plan does not callout new fixtures and finishes and the plumbing plan specifies existing fixtures to remain at the restroom.  Please clearly callout remodeled elements at the proposed floor plan at Sheet A3.2 and elevations at Sheet A4.1.
