Fences and Retaining Walls (see more information online athttps://www.sccoplanning.com/PlanningHome/ZoningDevelopment/RegulationsforFencesandRetainingWallsWithinRequiredYards.aspx ) On the site plan or separate plan sheets include the following information: 1. Clearly indicate the required setbacks per 13.10.323. 2. Show existing contours (as a dashed line) and proposed contours (as a bold, solid line), as 2-foot contour intervals in area of all walls. 3. State top of wall (TOW) and bottom of wall (BOW) elevation at any point wall height changes. 4. State the maximum height of the fence or wall. (If the fence or wall is adjacent to and lower than a street, height is measured from the lowest paved elevation of the street to the highest point of fence or wall.)
Measuring Height Measuring Height (santa-cruz.ca.us) The height of a structure is the vertical distance between the existing or finish grade, whichever is lower, to the uppermost point of the structure.
Standard Elevation Requirements 1. Existing and proposed elevations labeled North, South, East, West, except forinterior remodels with no exterior changes. 2. Ground contours including natural and finished grade(corresponding contours site plan). 3. Height of proposed developmenton all elevations.
Standard Floor Plan Requirements 1. Indicate the calculated square footage of heatedand unheated space and decks.
WELO Please submit landscape information in conformance with SCCC Chapter 13.13 – Water Conservation – Water Efficient Landscape (WELO) In many cases the WELO Exemption Form will apply (see http://www.sccoplanning.com/Portals/2/County/Planning/policy/WELO%20Exemption%20Form%20and%20Checklist.pdf ). The required Water Efficient Landscape Plan Submittal Compliance Statement may be found online at http://www.sccoplanning.com/Portals/2/County/Planning/policy/Water_Efficient_Landscape_Application_Compliance_Statement.pdf .
Responses must include an annotated copy of these comments and indicate the specific sheet/drawing numbers where revisions are located.

Plan Requirements Per SCCC 13.10.700-B (bedroom) the proposed residence
will result in a 4 bedroom (1 called “office”) single family residence unless room
labels are updated per the allowed descriptions. The permit description will be updated prior

Over-height Fence/ Wall Certification Required Please note: The Sustainability Update code changes were implemented on 3/18/2024, some of which are beneficial to the proposed design. For Zoning purposes, the required front setback for the parcel is reduced to 20' (rather than 40') from the property boundary. Further, the fence and wall regulations have also been updated. The height of the fences, walls, and gates may not exceed 36" within 20' measured from the traveled roadway. The over-height fence and wall requirements will still apply to the fence and gates at the front property boundary, therefore, approval of an over-height fence certification is still required. OH Fence/ wall application may be submitted via the ePlan Portal. Discretionary applications may be submitted via the ePlan portal. Electronic plan sets (.pdf) will be required.
