- Sheet A1: Please indicate the Santa Cruz County Code under Applicable Codes.
- Sheet A1: Please include the proposed addition square footage at the first floor. Please refer to Zoning comments for additional information.
- Sheet A1: Please list required special tests and inspections on the cover sheet. Additionally, please complete and include a special tests and inspections form as part of the supplemental documents.
- Sheet A1: The energy compliance documents list required special features and HERS certification requirements in the HERS Feature Summary on the CF1R forms. Please note these requirements on the cover sheet of the drawings. [CA Administrative Code 10-103(a)]
- Sheet A2: Santa Cruz County Code 12.10.215(J) requires a minimum 30-inch net clear opening for all new or reframed doorways, excluding shower doors or doors serving closets that are less than 36” deep. Water closets are not exempt. Please revise the plans to specify minimum 2’8” hinged or 2’6” pocket doors.
- Sheet A2: Please submit manufacturer’s specifications to verify windows and doors meet the following or note the following on the plans if the manufacturer is unknown at this time.
- Tested and labeled to comply with the AAMA standards per CBC 1709.5.1.
- Safety Glazing testing and labeling per CRC, Sections. 308.1 & 308.4
- Energy testing and certification per CEnC, Sec. 110.6
- Sheet A4: Please provide a roof assembly construction detail including proposed insulation. Additionally, clarify if roof construction is vented or non-vented.
- Sheets A2/A4/A5: Please identify elevator shaft enclosure walls with a distinct wall type labeled “2 HOUR FIRE BARRIER” or “1 HOUR FIRE BARRIER”. Elevator shafts shall be enclosed in a 2-hour fire barrier where connecting four stories or more, and not less than a 1 hour fire barrier where connecting less than four stories. Stories shall include basements. (CBC 3002.1, 707, 713, 713.4)
- Sheets A2/A4/A5: Please show fire barrier wall assembly details meeting code standards or a tested assembly. For example, a wall assembly with 5/8 inch Type X Gypsum Board on each side of the stud framing and continuous through any concealed spaces from the top of the foundation to roof sheathing may provide a 1 hour fire barrier per CBC Table 722.6.2(1) & Table 722.6.2(2).
- Sheets A2/A4/A5: Please revise the elevator section and/or details to show fire barrier continuity from the top of the foundation to the underside of the roof sheathing and continuous through concealed spaces. Generally, this can be accomplished with full height shaft enclosure walls or with solid blocking and gypsum board within concealed spaces. (CBC 707.5)
- Sheets A2/A4/A5: Please show shaft enclosure fireblocking vertically at the ceiling and floor levels. (CBC 718.2.2)
- Sheets A2/A4/A5: Please indicate that hoistway doors to be readily openable from the car side without a key, tool, special knowledge or effort and to be self-closing. (CBC 3002.6, 713.7)
- Sheets A2/A4/A5: Please indicate that openings into an elevator shaft enclosure shall be automatic-closing fire door assemblies that are self-closing in accordance with NFPA 80, having a 1-hour fire rating in 1 hour shafts, and 1-1/2 hour fire rating in 2 hour shafts. CBC Table 716.5, 716.5.9
- Structural: Please clarify compliance with top of hoistway structural requirements required by manufacturer as found on Sheet 3 of 5 of elevator shop drawings on Sheet A5.
- Sheet S4: Plans indicate 2x6 rafters at 24” O.C. while typical roof raters “RF1” indicate 2x6 at 16” O.C. Please revise structural calculations or plans to coordinate as applicable.
- Sheet E1: Please revise lighting notes to reflect latest code cycle revisions found in the 2022 California Energy Code Section 150.0(k)1A thru E.
- Sheet E1: Please locate at least one required GFCI protected receptacle for the garage. [CEC 210.8(B), 210.52(G)(1)]
- Sheet E1: Please locate electrical panel(s).

- (9) Sheets A2/A4/A5: Please show fire barrier wall assembly details meeting code standards or a tested assembly. Footnote “a” indicates these values apply only where membranes are installed on framing members that are spaces 16 inches o.c. or less. Per Sheet S4, it appears the proposed shaft wall at gridline E are 2x6 at 16” o.c. Please clarify and/or indicate spacing for the remaining proposed shaft walls.
- (10) Sheets A2/A4/A5: Please revise the elevator section and/or details to show fire barrier continuity from the top of the foundation to the underside of the roof sheathing and continuous through concealed spaces. Generally, this can be accomplished with full height shaft enclosure walls or with solid blocking and gypsum board within concealed spaces. (CBC 707.5)
Sheets A4/S5: Please graphically show and indicate the fire barrier continuity from the top of the foundation to the underside of the roof sheathing. Per current sections, it does not appear to continue to the underside of the roof sheathing. Alternatively, shaft enclosures shall be permitted to terminate at a top enclosure complying with Section 713.12 (CBC 707.5, Exception 1)
Additionally, structural sections show the fire-barrier separated by the proposed second floor framing for the addition, thus not continuous. Please revise sections to demonstrate fire barrier continuity from the top of the foundation to the underside of the roof sheathing.
