Building Review Comments

  1. Santa Cruz County is considered a marine climate. Stucco requires water resistive barriers. The barrier shall be installed as required in CRC Section R703.2. Where applied over wood-based sheathing stucco shall comply with Section R703.7.3.2. Please indicate how the requirements, either item 1 or 2 for additional drainage material will be provided on the exterior side of the water resistive barrier. Please provide details for the new stucco assembly and specify proposed materials. [CRC R703.7.3]
  2. Please locate and specify minimum 22” by 30” attic access in the hallway or other readily accessible location for existing and newly created attic spaces. Attic access is required at areas that exceed 30 square feet and vertical height is 30” or greater, measured from the top of the ceiling framing members to the underside of the roof framing members. Attic access openings in walls shall be a minimum of 22” wide by 30” high. [CRC R807.1]
  3. In addition to the gable end vent, please provide required additional vents for cross ventilation. Enclosed attics shall have cross ventilation for each separate space by ventilated openings protected against the entrance of rain or snow. Openings in roof framing members shall conform to the requirements of Section R802.7. Required ventilation openings shall open directly to the outside air and shall be protected to prevent the entry of birds, rodents, snakes and other similar creatures. Please detail compliance on the plans. [CRC R806.1]
  4. Please amend the proposed insulation shown such that remodeled areas where wall cavities are exposed, unless existing R-11 insulation is present, shall be minimum R-13 insulation for 2x4 walls and minimum R-20 insulation for 2x6 walls. Also, minimum R-19 raised floor insulation and R-19 minimum roof insulation is required when these cavities are exposed due to the remodel.   5. Please note the following on the plans regarding the new window and sliding glass door: Tested and labeled to comply with the AAMA standards per CBC 1709.5.1; Safety glazing testing and labeling per CRC 308.1 & 308.4; Energy testing and certification per CEnC 110.6.
  6. Please note on the plans that the new window and sliding glass door shall have a maximum U-factor of 0.30 to meet energy requirements for climate zone 3. [CEnC Table 150.1-A]
  7. Santa Cruz County requires all residential permit applications verification of smoke and carbon monoxide alarms at the existing residence(s). Please note on the plans that smoke detectors will be installed in each sleeping room and on each floor level, and smoke and CO alarms outside each sleeping area on each floor level. Combination alarms are permitted. [CRC R314.3] [CRC R315.2]
