This review was based on plans submitted for the subject project entitled “The Seacliff Hotel” prepared by Design Resource Architects dated 09-12-2024


Corrections Required:
1. Sheet C-2: Connection of the private sewer collector to the public sewer main must terminate in a manhole. Please revise plans to show a new manhole to be installed at the connection location. 
     a. Recommend additional manhole  on the private property for the property owner’s access and maintenance of the private sanitary sewers. 
2. Sheet C-2: Show a sewer backflow prevention device. 
3. Sheet C-2: Area drains are not allowed to connect to the sanitary sewer (with the exception of contained trash enclosures with additional conditions, see comment #5). Please revise plans deleting the area drains’ connections to the sanitary sewer in the parking area.  
4. Sheet C-6 includes out of date design criteria details. Please revise and include current Design Criteria Fig. SS-2, SS-4, SS-11, SS-14
5. Sheet A1.1: Any trash enclosure including a drain to the sanitary sewer must be protected from stormwater entry. Enclosure must be covered with a permanent non-permeable roof and its entrance must have a berm or threshold to prevent overland storm flow from entering. Please revise plans to include details/sections showing the roof and berm/threshold slopes. 
     a. Keynote 12 on sheet A1.1 references a detail of the trash enclosure on sheet A0.3. However A0.3 is the second floor exiting plan and does not contain any trash enclosure details. 


Design and Construction Standards: (no response required)
The project sewer design and connection of the project to the Santa Cruz County Sanitation District system will be required to conform to the County of Santa Cruz Design Criteria (CDC) Part 4, Sanitary Sewer Design, latest edition.
