2. Please note on the cover sheet that the property is in WUI-SRA “Moderate”.



3. Please specify on the cover sheet whether the structure has fire sprinklers or not.

4. Please indicate how the exposed underside of exterior porch ceilings shall be protected. Porch ceiling coverings needs to be ignition resistant material, noncombustible material, or have a layer of 5/8” type X gypsum sheathing applied with siding over the top. State Fire Marshal approved siding assemblies may also be detailed. If using a State Fire Marshal approved assembly, detail and reference to the listing number. Rafter tails that are 2x or more do not need to be protected. [CRC R337.7 / CBC 707A.3]


5. Please show how the posts & beams meet the requirements per R337.7.

The code section R337.7.3 reads: The exterior wall covering shall comply with one or more of the following requirements, except as permitted for exterior wall assemblies complying with Section R337.7.4:

  • Noncombustible material.
  • Ignition-resistant material. The ignition-resistant material shall be labeled for exterior use and shall meet the requirements of Section R337.4.2.
  • Fire-retardant-treated wood. The fire-retardant-treated wood shall be labeled for exterior use and shall meet the requirements of Section 2303.2 of the California Building Code.


6. The porch roof assemblies shall be Class A rating. Please show compliance. [CBC 705A.1, CRC R337.5.1]

1. **Per Code Compliance, an Electrical Plan is required. Please provide.



Wildland-Urban Interface (WUI):


2. (First Review Comment #4): Please indicate how the exposed underside of exterior porch ceilings shall be protected. **Open Roof Eaves & Soffits: Please specify the exposed underside of open roof eaves to consist of one of the following:

a) Noncombustible material.

b) Ignition-resistant material.

c) Fire-retardant-treated wood per CBC 2303.2.

d) Materials approved for 1-hour fire-resistance-rated construction on the exterior side per ASTM E119 or UL 263.

e) One layer of 5/8-inch Type X gypsum sheathing applied behind an exterior covering on the underside exterior of the roof deck.

f) The exterior portion of a 1-hour fire-resistance-rated exterior assembly, as tested in accordance with ASTM E119 or UL 263, applied to the underside of the roof deck designed for exterior fire exposure, including assemblies using the gypsum panel and sheathing products listed in the Gypsum Association Fire Resistance Design Manual.

 

Exterior Porch Ceilings: The exposed roof deck on the underside of unenclosed roof eaves shall consist of one of the following per CRC R337.7.7:

Items a-f same as comment above for enclosed eaves and soffits.

g) Porch ceiling assemblies with a horizontal underside that meets performance criteria in CRC R337.7.11 as tested in accordance with ASTM E2957.

h) Porch ceiling assemblies with a horizontal underside that meets performance criteria as tested in State Fire Marshal Standard 12-7A-3.

 

Compliance with these requirements was not found. If design remains with a completely open porch ceiling and eaves, the underside material (sheathing or decking) must meet WUI requirements. In addition, the roof framing, if using item “d” which allows for 1-hour construction using heavy timber, must comply with CBC Table 2304.11. Roof and ceiling members must be a minimum of 4x6. Otherwise, provide an alternative method of compliance per above.



3. (First Review Comment #5): Please show how the posts & beams meet the requirements per R337.7.

The code section R337.7.3 reads: The exterior wall covering shall comply with one or more of the following requirements, except as permitted for exterior wall assemblies complying with Section R337.7.4:

**For posts, if using using heavy timber to comply with item CRC R337.7.4 (5) for 1-hour construction, they must comply with CBC Table 2304.11. Posts supporting roof loads only must be a minimum of 6x8. Otherwise, provide an alternative method of compliance per above.


 

4. (First Review Comment #6): The porch roof assemblies shall be Class A rating. Please show compliance. [CBC 705A.1, CRC R337.5.1]


**Details and Notes on Sheet A-5 indicate “FG Comp Shingles.” Please clearly indicate that the roofing is Class “A” rated.



Architectural/ Structural:


5. **The structural design does not meet the provisions of conventional construction in the California Residential and California Building Code. Please provide a structural analysis by a person licensed in the State of California for structural design for the proposed design. In addition, the person who provides the structural analysis shall review; stamp and sign plan sheets that have details based on their design or analysis. Mechanical/Electrical/Plumbing:
