Revise and harmonize documentation in a comprehensive manner.
Building Review Comments
1. Sheet G1.0: Locker notes, references the IBC; the CBC is used in California. All sectional references to accessibility requirements throughout all documentation should be “11B-xxxx” to identify the code utilized.
2. Sheet G1.0: Please revise the travel distances. Exit access travel distance shall be measured from the most remote point of each room, area or space along the natural and unobstructed path of horizontal and vertical egress travel to the entrance to an exit. CBC 1017.3
3. Sheet G1.0: Please revise the number of exits associated with the exit access travel distances. Egress shall not pass through kitchens, storage rooms, closets or spaces used for similar purposes. CBC 1016.2(5)
4. Sheet G1.0: Revise for “gross” exiting areas to include hallways, restrooms, closets, etc. FLOOR AREA, GROSS. The floor area within the inside perimeter of the exterior walls of the building under consideration, exclusive of vent shafts and courts, without deduction for corridors, stairways, ramps, closets, the thickness of interior walls, columns or other features. The floor area of a building, or portion thereof, not provided with surrounding exterior walls shall be the usable area under the horizontal projection of the roof or floor above. The gross floor area shall not include shafts with no openings or interior courts. CBC Chapter 2
5. Sheet G1.0: Revise the exiting occupant load factors shown in Occupancy Tabulation and egress sizing based on “function of space.” Lobby (unconcentrated)=15; Exercise Rooms (Studios)=50. CBC Table 1004.5
6. Sheet G0.0: Proposed Occupancy references the IBC; the CBC is used in California.
7. Sheet G0.0: The “A3” to “B” classification is for purposes unrelated to plumbing, please revise the table. CBC chapter 29 is not adopted in California and the CPC 422.1 exception directs to CPC Table 4-1 for Occupant Load Factors based on “function of space.” Lobby (waiting)=15; Exercise/Fitness (Studios)=50.
8. Sheet G0.0: Per Table 422.1 for A3 most closely relates to the fitness rooms and requires fewer female water closets. Revise the minimum male/female fixtures. The Table 4-1 footnote states “Accessory areas such as, but not limited to, hallways/corridors, stairways, ramps, toilet rooms, mechanical rooms, closets and fixed equipment, may be excluded.”
9. Sheet G0.0: The plumbing fixture load table is missing the required urinal. Please revise documentation.
10. Sheet G0.0: The plumbing shows a “flowater station” bottle filling station. The combination of the CPC Table 422.1, 415.2 and CBC 11B-211.2 requires two fountains or a high-low drinking fountain in an alcove or otherwise protected meeting all requirements. While the waterflow bottle filling station can be provided, it does substitute for a water fountain.
11. Separate Facilities: Once the above corrections are made calculations, additional facilities will be required per CPC 422.2. The fitness studio is not considered “business” per the CPC and requires separate facilities for each sex, or per 422.2 exception 5, where rooms have fixtures designed for use by all genders and the water closets are installed in privacy compartments. Per CPC 422.2.1 single use toilet facilities and family or assisted use toilet facilities shall be identified with signage indicating use by either sex. Per CPC 213.2(4) where multiple single user toilet rooms are clustered at a single location, 50 percent, but no fewer than one, of the single user toilet rooms for each use at each cluster shall comply with Section 11B-603.
12. Sheet G3.0: Revise door comments to be legible.
13. Sheet G5.0: Cross reference to the sheets where the majority of accessibility requirements are shown.
14. Sheet G5.0: Dimension tissue dispenser outlet location from front of WC. CBC 11B-604.7.1
15. PLG-245: Complete and submit a PLG-245.
