Discretionary Approval(s) Required:

Approval of a Minor Site Development permit (level III) is required per 13.11.037 to allow for minor exterior changes to ensure consistent design and allowed use.

 

As part of the submittal, please be sure to include clear structural sections to indicate the dimensions of the proposed rooftop equipment and parapet walls to provide required screening and/ or include proposed screening.

 

Include equipment specifications to with overall dimension, appearance, sound generation, and vibration generation, as this equipment proposed adjacent to residential units.  Noise generation must be within the limitations specified under development permits 07-0356 and 141133, and General Plan limitations.

 

Further, be sure to include all proposed signage for the new business.  Signage allowances are specified as part of development permits 07-0356 and 141133.

 

As discretionary review is required, you may want to also request a Minor Variation to development permits 07-0356 and 141133 to allow for more than 12 seats (indoor and outdoor).  Parking requirements under the Sustainability Update have been reduced, therefore, it could be potentially possible to allow for >12 seats.  However, this would require approval of an Administrative Use Permit (level IV) per 13.10.332.
