Per commercial development permit # 01-0233, conditions of approval, a final sign program, to be reviewed and approved by the Planning Department for consistency with County Code Section 13.10.581 and by the Department of Public Works to assure that any new proposed sign location will not restrict sight distance for motorists. The sign program shall include, if applicable, a name sign containing the name of the center, a directory sign either separate from or combined with the name sign, and one pedestrian-oriented sign for each shop. The sign program shall specify designs, dimensions, materials, color, lighting and placement. The total area of the name and directory s sign shall not exceed fifty square feet, and the area of each individual shop sign shall not exceed one half square foot per foot of building width or 18 square feet, whichever is smaller. The sign plan shall also include directional signs to specifically designate the employee/resident parking area. Also, be advised, the "building frontage" applies to each individual suite. The former Billabong space allowed for signage of 24.5 sq ft t both the southwest and southeast elevations (1 each elevation). “Sign area” is defined as: The area within a well-defined border; or the area of one side of a double-sided sign; or, on a sign with no defined border, the area within the perimeter which encloses the letters, symbols, or logo. If the retail use has expanded into adjacent suites, please obtain a Zoning Clearance to reflect such a change of use for each space. Please include dimmers at each lit sign to ensure conformance with the allowances of the reduction of light and glare as necessary since LEDs were not widely utilized at the time of at the time of the sign program creation and are not reflected as an allowed alternative. Please revise the proposed signage in conformance with the approved sign program or gain approval of an amendment to the approved development permits and SCCC 13.10.581 (signs in commercial zones). Be sure to clearly respond to all corrections as requested comments upon resubmittal.
