First Plan Review 1. Please complete and return the enclosed special inspection form. The schedule in the form should be completed by the project engineer to correspond with the design requirements. If welding will be performed at an approved fabricators shop, special inspection will not be required. Requirements for special inspection and/or the use of an approved fabricator should be noted on the drawings. UBC, 1701 2. Please provide complete structural calculations for the building to corrspond with the changes. Include lateral and basement wall calculations. A geotechnical engineer may provide design criteria for the basement walls, unless conservative values are used (i.e. Class 4 or worse soil). UBC, 1605, 1611.6 Plans will need to be revised, stamped and signed to comply with the structural design. UBC, 106.3.2 3. Please accurately specify the occupancy classifications, the occupant loads and the construction type for the builing. The caretakers unit most resembles an R-3 (single family dwelling) rather than an R-1 (hotel and apartment houses, congregate residences). The new basement storage should be classified depending on the proposed storage type (S-1, S-2). The occupant load factor for the gallery (A-3 occupancy) is 15. UBC, Ch. 3, Table 10-A 4. The gallery double doors at the entry shall swing in the direction of exit travel, since the occupant load exceeds 50. CBC, 1003.3.1.5 5. The stairway shall comply with the enclosed stairway section of UBC, 1005.3.3.3.1. The door leading to the basement storage from the gallery level shall be signed such that persons will not exit through this door. 6. Please reference the fire-resistive occupancy separations and walls to approved sources. A note on A1 refers to C1 and A4 for 1-hr. fire requirements, but no information regarding fire-resistive construction is provided on C1 or A4. UBC, Ch. 7 7. Please include specifications for the 3/4 hr. rated window assemblies at the exterior windows of the gallery, where less than 10 feet from the center lines of the alleys. UBC, Table 5-A 8. Please revise the references on the foundation plan to reference details on Sheet S3, rather than Sheet S5. 9. Please provide accessibility signage specifications and details for the revised plans. CBC, Ch.11 Note: Additional plan check comments may be added after receiving the required structural calculations and revised drawings. The building is very different from the previously approved plans. The following items are required prior to approval by Building Plan Check. 1. An approved special inspection agency /agent needs to sign the special inspection and testing agreement form. A form is enclosed. UBC, 1701 and Santa Crounty Building Inspection Policy 2. The entry doors at the gallery now swing out in the direction of travel, which is required. However, there needs to be 60" at the doorway landing area to comply with maneuvering clearance at the door. It appears a zoning setback may restrict an extension of the entry deck. The doors may need to be recessed 6" to comply. CBC, 1133B.2.4.2 3. The one-hour fire-resistive assemblies for the floor/ceilings need to be detailed and referenced to approved sources. I was not able to locate the assemblies shown on A6 using the UBC or the Gypsum Association's Design Manual. Other approved sources are available (i.e. UL listings). CBC, Ch.7 4. Please specify walls that support the one-hour occupancy separations (floors) to be of one-hour fire-resistive construction as well. Section D-D on A6 may include the same wall treatment identified for the exterior wall at the stairwell.
