DEFINITION
Under direction, to plan, assign and supervise the work of staff performing a variety of skilled tasks in the installation, maintenance and repair of building mechanical equipment, plumbing systems, electrical systems, small and medium capacity boilers, and to do other work as required.
DISTINGUISHING CHARACTERISTICS
This class acts as a first line working supervisor over personnel performing installation, repair and maintenance work on mechanical equipment, boilers, electrical and plumbing systems.
TYPICAL TASKS
Supervises the work of personnel performing a variety of duties in the maintenance of air conditioning, heating, refrigeration, electrical and plumbing systems, small and medium capacity boilers; assigns work, prioritizes jobs, prepares performance evaluations, consults and gives instruction for effective job solution; meets and advises Building Maintenance Superintendent on remodeling and emergency repair needs of electrical, heating, air conditioning and plumbing; may be requested to consult with contractors or engineers on projects and engineering reports; inspects work of completed jobs for adherence to directions and plans, checks work of subordinates and signs off work order when work properly completed; closely observes employees safety practices and instructs employee of any safety violations; orders parts and materials and keeps supply records; follows up on purchase requisition; meets with various County department personnel to discuss work needs; assists in establishing and implementing preventative maintenance programs; may prepare specifications for maintenance work; performs skilled tasks in the installation, maintenance and repair of building equipment and systems; acts in the absence of the Building Maintenance Superintendent as required.

One year of experience performing duties comparable to Senior Building Equipment Mechanic or a Building Maintenance Worker III in Santa Cruz County.
