This is a proposal to demolish a four unit dwelling group and all associated accessory structures and divide an approximately one-half acre (23,586 square foot) parcel into three parcels of approximately 10,585 square feet, 5,016 square feet and 5,053 square feet respectively. Project requires a Minor Land Division, Variance to reduce the required minimum width of 50 feet to 45.6 feet and reduce the required minimum frontage from 50 feet to approximately 46 feet, a Residential Development Permit for creation of a right-of-way less than 40 feet in width, and a determination that this project is exempt from further environmental review under the California Environmental Quality Act (CEQA). Appeal of Zoning Administrator’s approval of Application 171372 for a Commercial Development Permit, a proposal to construct a new roof mounted Wireless Communication Facility at an existing commercial building (Wilson’s Tire) consisting of two 2-foot high panel antennas camouflaged as stove pipes and construction of a 4-foot high roof mount enclosure (250 square feet in size) to screen associated roof mounted equipment. Project also includes an 84 square foot lease area for ground mounted equipment located on the north side of the building.

9.Public hearing to review and provide recommendation to Board of Supervisors regarding draft General Plan and County Code amendments for creation of a Permanent Room Housing (PRH) Combining Zone District. This new zone district will recognize the conversion of obsolete visitor accommodation and care facilities to rental housing and will be applied to individual properties that meet specific use and development standards. The proposed amendments to County Code Chapter 13.10 are amendments to the Local Coastal Program implementing ordinances.
 Five property owners representing nine properties in Santa Cruz County have applied for inclusion in the PRH Combining Zone District, and Zoning Plan Amendments and Development Permits for these properties shall be considered concurrently with consideration of the General Plan and County Code amendments.
