- Sheet A1-A2: Multiple aspects of the proposed design are non-prescriptive. Please revise drawings to demonstrate compliance with California Residential Code Section R507 for exterior decks. Wood-framed decks shall be in accordance with this section. For decks using materials and conditions not prescribed in this section, refer to Section R301.
When any portion of any structure deviates from substantial compliance with conventional framing requirements for wood-frame construction found in this code, the building official shall require the construction documents to be approved and stamped by a California licensed architect or engineer for that irregular or nonconforming portion of work. Notwithstanding other sections of law, the law establishing these provisions found in Business and Professions Code Sections 5537 and 6737.1. (CRC R301.1.3.1)

- Sheet A1-A2: Please specify the model # of the proposed Simpson-Ties including but not limited to post to footing and post to beam connections, typical all proposed Simpson-Tie products.
- Sheet A1: Please revise Design Criteria to accurately represent property location. Some information including climate zone is inaccurate.
- Sheet A1: This property is in a State Responsibility Area (SRA) for fire protection, according to Santa Cruz County’s General Information System (GIS). Please indicate on the cover sheet.
The construction requirements for Wildland Urban Interface (WUI) apply. Please include details and specifications to verify compliance with CRC R337/CBC 7A.
- Sheet A2: Walking surface of decks and exterior stairs shall be ignition resistant material, or exterior fire-retardant wood, or noncombustible, meets ASTM E84 with a Class B flame spread index, or performance tested per SFM Standard 12/7A-1. Please provide decking product specifications. [CRC R337.9 / CBC 709A]
Specify ICC, UL or other recognized listing approval number for proposed deck materials. (CRC R106.1.1)
- Sheet A2: Please indicate any fasteners and/or connectors in contact with preservative-treated wood shall be of hot-dipped zinc-coated galvanized steel in accordance with ASTM A-153, or of stainless steel. (CRC R317.3.1, CBC 2304.10.5)
- Sheet A2: Please include flashing/weather protection details and specifications for exterior walls where penetrated by framing and/or connectors. (CRC R703.4, CBC 1405.4)
A minimum 6” metal flashing shall be installed vertically up the exterior wall at deck to wall intersections. (CRC R337.9.1.1)

Guardrails and handrails shall be attached to the support framing such that a minimum 200 lb. force applied to the top of the guardrail will be resisted. (CRC R301.5)
- Sheet A2: Please provide a width of the proposed stairs. Minimum width of stairs shall be 36”. (CRC R311.7.1)
- Sheet A2: Handrail height, measured vertically from the sloped plane adjoining the tread nosing, or finish surface of ramp slope, shall be not less than 34 inches and not more than 38 inches. (CRC R311.7.8.1)
- Sheet A2: Please indicate the proposed grip-size of the required handrail (CRC R311.7.8.5)

- Sheet A1.0: Section A indicates 2-2x8 rim joists while other drawings throughout the plans indicate 2-2x10 rim joists. Please revise drawings to be consistent throughout.
- Sheet A2.0: Detail C/A2 indicates 2x4 knee bracing at the deck cantilever. The latest edition of the American Wood Council Prescriptive Residential Wood Deck Construction Guide (see link per comment #3) does not prescribe knee bracing for cantilevered decks. In addition, the California Residential Codes does not prescribe diagonal bracing. Unless documentation supported by a structural engineer indicating the proposed knee bracing per the detail is adequate is provided, please revise plans to include blocking over the post per Figure 1A of the AWC Guide and Figure R507.6 of the California Residential Code.
- Sheets A3.0/A4.0: Drawings include text and figures from the AWC Prescriptive Residential Wood Deck Construction Guide. However, it appears that these figures are not from the latest guide and are outdated. Please revise plans to incorporate the latest edition. If text and figures are used from outside sources such as AWC, please ensure it is the most up-to-date edition. For reference, the latest AWC guide is based on the 2015 International Residential Code.
